THE STATE OF TEXAS
KNOW ALL BY THESE PRESENTS:
COUNT) OF NIECES
THAT Mostafa Bighamian and Morteza Shafinury (Grantor) of P.O. Box 270152, Corpus
Christi, Nueces County, Texas, 78427 in consideration of $10.00 (Ten Dollars) and other good and
valuable consideration paid by the City of Corpus Christi, (Grantee) 1201 Leopard Street, Corpus
Christi, Nueces County, Texas 78469 -9277 the receipt of which is hereby acknowledged, have
conveyed, and do convey to the City of Corpus Christi, a Texas Home Rule municipal corporation,
its successors and legal representatives, the free and uninterrupted use, liberty, privilege, and
easement of going in, on. over, under and along a certain tract of land situated in Nueces County,
Texas and being described as follows:
See the metes and bounds property descriptions attached and incorporated as
"Exhibits A ". (Premises)
A map showing the location of the RIGHT -OF -WAY EASEMENT is
attached and incorporated as "Exhibit B ". (Premises)
Together with the free ingress, egress and regress to and for the City of Corpus Christi, Texas, and its
franchisees, to construct_ operate, repair and maintain streets, sidewalks, curbs, gutters and
appurtenances upon said Premises for the public use by foot, with automobiles, carts, carriages and
all other vehicles and all other means of transportation necessary or convenient at all times and in all
seasons in, along and upon said Premises, as well as to lay, operate, inspect, replace, repair, service
and maintain public utilitx lines, storm sewers, and franchised utility lines in, on, over, under and
along said Premises.
TO HAVE AND TO HOLD, all and singular, the rights and privileges aforesaid to the City of
Corpus Christi, Texas, its successors, legal representatives, franchisees and the public, for the proper
use as public streets and utility easements for so long as used for such purposes, and if the use for
said easements and rights of way is ever abandoned, then the aforesaid rights and privileges cease.

Beouning at a point on the north boundary line of that certain 60.00 foot wide right -of -way
known as Wooldridge Road, same line being the south boundary line of the said 3.85 acre tract,
for the southeast corner of this tract, same point being the southeast corner of said 3.85 acre tract;
Thence, North 61°23'42" West (Record = North 61 °00'40" West), with the said common
bo*Klary line of Wooldridge Road and 3.85 acre tract, a distance of 1%.69 feet, for the lower
southwest comer of this tract, same point being the lower southwest comer of said 3.85 acre tract
and same point being the point of curvature of a circular curve to the right, which curve has a
central angle of 90 °01'00", a radius of 15.00 feet, a tangent distance of 15.00 feet, and an arc
length of 23.57 feet;
T1honce, with said circular curve to the right, an arc distance of 23.57 feet, to a point, on the east
