KNOW ALL BY THESE PRESENTS:
THAT Corpus Christi Properties, Ltd. Formerly Fantasy Properties, Ltd. {Grantor) of 3817 South
Alameda, Suite B, Corpus Christi, Nueces County, Texas, 78411 in consideration of $10.00 (Ten
Dollars} and other good and valuable consideration paid by the City of Corpus Christi, (Grantee)
1201 Leopard Street, Nueces County, Carpus Christi, Texas 78469-9277 the receipt of which is
hereby acknowledged, has conveyed, and does convey, without warranty of title, to the City of
Corpus Christi, a Texas Home Rule municipal corporation, its successors and Iega1 representatives,
the free and uninterrupted use, liberty, privilege, and easement of going in, on, over, under and along
a certain tract of land situated in Nueces County, Texas and being described as follows:
See the metes and bounds property description attached and incorporated as
"Exhibit A". (Premises)
A map showing the location of the RIGHT-OF-WAY EASEMENT is
attached and incorporated as "Exhibit B". {Premises)
Together with the free ingress, egress and regress to and for the City of Corpus Christi, Texas, and its
successors and legal representatives, to construct, operate, repair and maintain a sidewalk, curbs,
gutters and appurtenances upon said Premises for the public use at all times and in all seasons in,
along and upon said Premises.
TO HAVE AND TO HOLD, all and singular, the rights and privileges aforesaid to the City of
Corpus Christi, Texas, its successors, legal representatives, franchisees and the public, for the proper
use as a sidewalk, curbs, gutters, and appurtenances for so long as used for such purposes, and if the
use for said easement is ever abandoned, then the aforesaid rights and privileges cease.
By acceptance of this easement, Grantee agrees to repair and restore any damage to any
improvements (including landscaping} located on Grantor's adj oining land resulting from Grantee's
entry upon and use of the Premises.

16.6 SQUARE FEET OF LAND
EXHIBIT A
BEING 16.b square foot tract of land out of Block A of the Lamar Park Subdivision, Section
1 recorded in Volume 11, Pages 2S of the Map Records Nueces County, Texas.
This 16.6 square foot tract of land is mare particularly described by metes and bounds as follows:
BEGINNING at a iron rod found on the southeasterly right-of--way of line
Doddridge Street the northeasterly right-of--way line of Alameda Street and the
northwest comer of Block A of said Subdivision, for the west corner and POINT
OF BEGINNING of the herein described tract;
THENCE: North 58° 36' 1 i" East (North 58° 54' 00" East called record bearing}
with the southeasterly right-af--way line of Doddridge Street, a distance of 5.75 feet
to a point on the northwesterly line of Block A of said Subdivision;
THENCE: South 13° 36' 14" West a distance of 8.14 feet to point on the northeast
right-of-way line of said Alameda Street, from which a S/8 inch iron rod found on
said northeastright-of--way line of said Alameda Street and the.~ommon west corner
of Lot 1, Block 1 and Block B of said Lamar Park, Section 1, bears
South 31 ° 23' 46" East a distance of 478.24 feet;
THENCE: North 31 ° 23'46" West (North 31 ° 06' 00" West called record bearing}
with said northeast right-of--way line of Alameda Street and the southwesterly line of
Block A of said Subdivision, a distance of 5.76 feet to the POINT OF
BEGINNING and containing 16.6 square feet of land more or less.
This description was compiled from a survey made upon the ground under my
supervision.
