Corpus Christi Ballet, a Texas non-profit corporation ("Lessee") and the City of Corpus Christi,
Texas, {"Lessor"), agree to amend the January 16, 1946 Lease Agreement as follows:
Section 11 is amended to read as follows:
"11. Insurance.
a) Lessee shall acquire and maintain the following insurance coverages during the term
of this Lease:
(i) _ liability insurance covering all activities to be conducted on the Property;

{iii) personal property insurance in the amount of the full replacement value of all
furnishings, fixtures, and improvements; and
(iv} workers compensation insurance on all its employees which complies with state and
federal law.
(v)
All policies cannot be cancelled, not renewed, or changed without thirty (30) days prior written
notice to The Director of Park & Recreation. The City's Risk Manager shall
review all such insurance amounts and coverages annually and may increase the coverages at
that time.
b) Lessor shall acquire and maintain the following insurance coverage, with premium
reimbursement b Lessee described as follows durin the term of this Lease:
(i} Pro ert insurance and windstorm insurance in the amount of the full
replacement value of all building or improvements. on the Property
(ii) Lessee shall reimburse Lessor annual property insurance premium (excluding
windstorm insurance premiums within 30 days of invoice from City's
insurance provider.
(iii) Pro a insurance does not cover contents of the buildin or im rovements.
It is Lessee's sole responsibility to insure for contents of the buildin~_and
improvements."
2. All other terms and conditions of the January 16, 1996 Lease Agreement remain in effect.
IN WITNESS of the foregoing provisions the parties have executed and delivered this
Agreement as of the date set forth below. The effective date of this Amendment shall be the last
date of execution by either of the parties to this Agreement.
