Right-of--Way Easement
KNOW ALL BY THESE PRESENTS:
THAT CANDY-ROBERTSON, INC., a Texas Corporation, ("Grantor") of P. O. Box 1316,
Corpus Christi, Nueces County, Texas 78403-1316 in consideration of TEN DOLLARS ($10.00)
paid by the City of Corpus Christi ("Grantee"), of 1201 Leopard Street, Corpus Christi, Nueces
County, Texas 78401, the receipt of which is hereby acknowledged, has conveyed, and does convey
to the City of Corpus Christi, a Texas Home Rule municipal corporation, its successors and legal
representatives, the free and uninterrupted use, liberty, privilege, and easement of going in, on, over,
under and along a certain tract of land situated in Nueces County, Texas and being described as
follows:
See the metes and bounds property description attached and
incorporated as "Exhibit A". (Premises)
Map showing the location of the RIGHT-OF-WAY EASEMENT is
attached and iucorporated as "Exhibit B". (Premises)
SPECIAL PROVISIONS:
Sign Relocation. Grantee agrees to pay Grantor the estimated cost to relocate sign. Grantor
agrees to relocate the sign before June 30, 2008.
2. All construction is to be done in a prudent and workmanlike manner.
Together with the free ingress, egress and regress to and for the City of Corpus Christi, Texas, and
its franchisees, to construct, operate, repair and maintain streets, sidewalks, curbs, gutters and
appurtenances upon said Premises for the public use by foot, with automobiles, carts, carriages and
all other vehicles and all other means of transportation necessary or convenient at all times and in
all seasons in, along and upon said Premises, as well as to lay, operate, inspect, replace, repair,
service and maintain public utility lines, storm sewers, and franchised utility lines in, on, over, under
and along said Premises.
TO HAVE AND TO HOLD, all and singular, the rights and privileges aforesaid to the City of
Corpus Christi, Texas, its successors, legal representatives, franchisees and the public, for the proper
use as public streets and utility easements for so long as used for such purposes, and if the use for
said easements and rights of way is ever abandoned, then the aforesaid rights and privileges cease.

NUECES COUNTY, TEXAS, THIS TRACT BEING MORE
PARTICULARLY DESCRIBED BY METES AND BOUNDS AS
FOLLOWS:
Bearings are based on the Tesas Coordinate System, South Zone{4305), NAD 83, and referenced to
the monomented right-of-way of Wooldridge Rosd.
Record information cited in parenthesis refers to recorded map of Lot lA, Block 1, Gnsto
Subdivision.
Beginning at a 5/8 inch iron rod, found, on the east boundary line of that certain 100.00 foot wide right-
of-way known as South Staples Street, same line being the west boundary line of said Lot lA, Block I,
Gusto Subdivision, for the lower northwest corner of this tract, same point being the lower northwest
corner of said Lot lA and same point being the point of curvature of a circular curve to the right, which
curve has a central angle of 90°00' 00", a radius of 10.00 feet, a tangent distance of 10.00 feet, and an arc
length of 15.71 feet and whose radius point bears, South 61 ° 23' 42" East, a distance of 10.00 feet;
Thence, with a circular curve to the right, an arc distance of 15.71 feet, to a point on the south boundary
line of that certain 77.5 foot wide right-of-way known as Wooldridge Road, for the upper northwest
comer of this tract;
Thence, South 61° 23' 42" East (Record =South 61°00'00" East), with said south right-of--way line of
said Wooldridge Road, a distance of 10.00 feet, to a point for the northeast corner of this tract;
Thence, South 73° 36' 18" West, a distance of 28.28 feet, to a point on aforementioned right-of--way line
of South Staples Street, for the southwest comer of this tract;
Thence, North 28° 36' 18" East (Record =North 29°00'00" East), a distance of 10.00 feet, with above
described common boundary line of South Staples Street and Lot lA, to the Point of Beginning, and
