KNOW ALL BY THESE PRESENTS:
THAT I, Imogene S. Butler, as Trustee of the Life Trust created under Section VII ofthe Last Will
and Testament of Philip Arden Butler, Deceased ("Grantor"), of 24401 County Road 380, Mathis,
San Patricio County, Texas 78368-4018 in consideration of TEN DOLLARS ($10.00) and other
good and valuable consideration paid by the City of Corpus Christi ("Grantee"), of 1201 Leopard
Street, Corpus Christi, Nueces County, Texas 78401, the receipt ofwhich is hereby acknowledged,
have conveyed, and do convey to the City of Corpus Christi, a Texas Home Rule municipal
corporation, its successors and legal representatives, the free and uninterrupted use, liberty, privilege,
and easement of going in, on, over, under and along a certain tract of land situated in Nueces
County, Texas and being described as follows:
See the metes and bounds property description attached and
incorporated as "Exhibit A". (Premises)
Map showing the location of the RIGHT-OF-WAY EASEMENT is
attached and incorporated as "Exhibit B".
SPECIAL PROVISIONS: All construction is to be done in a prudent and workmanlike manner.
Together with the free ingress, egress and regress to and for the City of Corpus Christi, Texas, and its
franchisees, to construct, operate, repair and maintain streets, sidewalks, curbs, gutters and
appurtenances upon said Premises for the public use by foot, with automobiles, carts, camages and
all other vehicles and all other means of transportation necessary or convenient at all times and in all
seasons in, along and upon said Premises, as well as to lay, operate, inspect, replace, repair, service
and maintain public utility lines, storm sewers, and franchised utility lines in, on, over, under and
along said Premises.
TO HAVE AND TO HOLD, all and singular, the rights and privileges aforesaid to the City of
Corpus Christi, Texas, its successors, legal representatives, franchisees and the public, for the proper
use as public streets and utility easements for so long as used for such purposes, and if the use for
said easements and rights of way is ever abandoned, then the aforesaid rights and privileges cease.

TRACT BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS
FOLLOWS:
Bearings are based on the Texas Coordinate System, South Zone (4205), NAD 83, snd referenced to
the monumented right-of-way of Woohtridge Road.
Record information cited in parenthesis refers to recorded map of Tract A, Lot 15, Lokey
Subdivision.
Beginning at a point on the north right-of-way line of that certain 60.00 foot wide right-of-way known as
Wooldridge Road, same line being the south boundary line of said Tract A, Lot 15, Lokey Subdivision,
for the southeast corner of this tract, same point being the southeast corner of said Tract A;
Thence, North 61° 23' 42" West (Record =North 61° 00' 40" West), with above described common
boundary line of Wooldridge Road and Tract A, a distance of 100.00 feet, to a point, for the southwest
corner of this tract, same point being the southwest wrner of said Tract A and same point being the
southeast comer of Lot 4, Block 16D, Lokey Subdivision, a map of which is recorded in Volume 47, Page
5 of the Map Records of Nueces County, Texas;
Thence, North 28° 36' 18" East (Record =North 29°00'00" East), with the west boundary line of said
Tract A, same line being the east boundary line of said Lot 4, Block 16D, a distance of 10.00 feet, to a
poiru, for the northwest comer of this tract;
Thence, South 61° 23' 42" East, a distance of 100.00 feet, to a point on the east boundary line of said
