KNOW ALL BY THESE PRESENTS:
THAT the Mostaghasi Iuvestmeut Trust ("Grantor"), of 3701 Cimanon Boulevard, Corpus
Christi, Nueces County, Texas 78414-3687, in consideration of $10.00 (TEN DOLLARS) and
other good and valuable consideration paid by the City of Corpus Christi, ("Grantee") of 1201
Leopard Street, Corpus Christi, Nueces County, Texas 78401, the receipt of which is hereby
acknowledged, has conveyed, and does convey to the City of Corpus Christi, a Texas Home Rule
municipal corporation, its successors and legal representatives, the free and uninterrupted use,
liberty, privilege, and easement of going in, on, over, under and along a certain tract of land
situated in Nueces County, Texas and being described as follows:
See the metes and bounds property description for the UTILITY
EASEMENT attached and incorporated as "Exhibit A". (Premises)
Map showing the location of the UTILITY EASEMENT is attached and
incorporated as "Exhibit B". (Premises)
Together with the free ingress, egress and regress to and for the City of Corpus Christi, Texas, and
its franchisees to construct, service, repair, maintain, inspect, lay, operate and keep public utility
lines under, on and along said easement.
TO HAVE AND TO HOLD, ALL AND SINGULAR, the rights and privileges aforesaid to the City
of Corpus Christi, Texas, its successors, legal representatives, and franchisees for the use as a
UTILITY EASEMENT andright-of--way for so long as used for such purpose, and ifthe use of said
easement and right of way is ever abandoned, then the aforesaid rights and privileges cease.

BEING A TRACT OF LAND, CONTAINING 1,942.90 SQUARE FEET
(0.045 ACRES OUT OF LOT I, SECTION 2, NUECES RIVER
IRRIGATION PARK, A MAP OF WHICH IS RECORDED IN VOLUME
A, PAGE 54, OF THE MAP RECORDS OF NUECES COUNTY, TEXAS,
THIS TRACT BEING MORE PARTICULARLY DESCRIBED BY METES
AND BOUNDS AS FOLLOWS:
The following description accompanies and is a part of a separate ezhibit map.
Bearings are based on the Texas Coordinate System, South Zone (4205), NAD 83, derived from
measurements taken with Global Positioning System (GPS) equipment and referenced to the
monumented right-of--way of F.M. 624.
Beginning, at a point on the south boundary line of River Ridge Unit 2, a map of which is recorded in
Volume 67, Page 118 of the Map Records of Nueces County, Texas, same point being the northeast
corner of a 15 foot wide utility easement a description of which is recorded in Document # 2008045863
of the Official Public Records of Nueces County, Texas, for the northwest comer of this tract, from which
point a concrete monument Texas Depardnent of Transportation Type 2 found on the south right-of--way
line of F.M. 624 bears North 09°17'32" East, a distance of 666.65 feet and North 85°03'16" West, a
distance of 82.76 feet;
Thence, South 85° 03' 18" East, with the said south boundary line of River Ridge Unit 2, a distance of
59.92 feet, to a point, for the northeast corner of this tract;
Thence, South 49° 56' 42" West, a distance of 91.71 feet, to a poi on the east boundary line of
aforementioned 15 foot wide utility easement, for the southwest corner of this tract, from which wrner
the southeast corner of said 15 foot wide utility easement bears South 09° 17' 32" West, a distance of
801.32 feet;
Thence, North 09° 17' 32" East, along the said east boundary line of a 15 foot wide utility easement, a
distance of 65.04 feet, to the Point of Beginning and containing 1,942.90 square feet (0.045 acres) of
land.
