Drainage Easement

COUNTY OF NUECES
KNOW ALL BY THESE PRESENTS:
THAT the CITY OF CORPUS CHRISTI ("Grantor"), A Texas municipal corporation of 1201
Leopard Street, Corpus Christi, Nueces County, Texas 78469 herein referred to as Grantor in
consideration of One Dollar ($1.00) paid by the City of Corpus Christi ("Grantee"), the receipt of
which is hereby acknowledged, has conveyed, and does convey to The City of Corpus Christi, its
successors, assigns, and legal representatives, the free and uninterrupted use, liberty, privilege, and
easement of going in, on, over, under and along a certain tract of land situated in Nueces County,
Texas and being described as follows:
See the metes and bounds property description attached and incorporated as
"EXHIBIT A". (Premises)
Map showing the location of the DRAINAGE EASEMENT TOGETHER WITH
A TEMPORARY CONSTRUCTION EASEMENT is attached and incorporated as
"EXHIBIT B".
The Temporary Construction Easement automatically terminates upon completion
and acceptance of the improvements of the Master Channe127 project by the City
Manager of the City of Corpus Christi, Texas.
SPECIAL PROVISION: The City of Corpus Christi agrees to restore the land within the
easement areas to the same condition as existed prior to the construction project.
Together with the free ingress, egress and regress to and for the City of Corpus Christi, Texas, and
its assigns to construct, service, repair, maintain, inspect, lay, operate and keep drainage facilities
in, on, over, under and along said premises.
TO HAVE AND TO HOLD, ALL AND SINGULAR, the rights and privileges aforesaid to the City
of Corpus Christi, Texas, its successors, legal representatives, and assigns for the use as drainage
facilities for so long as used for such purpose, and if the use of said easements and rights ofway is
ever abandoned, then the aforesaid rights and privileges cease.

LOT 1, BLOCK 1, BRIGHTON VILLAGE, A MAP OF WHICH IS
RECORDED IN VOLUME 47, PAGES 8-10, OF THE MAP
RECORDS OF NUECES COUNTY, TEXAS, THIS TRACT BEING
MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS
AS FOLLOWS:
BEGINNING at a 1 '/2 inch iron pipe, found, at the common corner of Lot 1, Block 1,
said Brighton Village and Lots 18, 19, and 14, Section 20, Flour Bluff and Encinal Farm
and Garden Tracts, a map of which is recorded in Volume A, Pages 41-43, of the Map
Records of Nueces County, Texas;
THENCE, North 61° 06' 25" West (Record =North 61° 00' 00" West), with the
common boundary line of said Lot 1, Block 1 and said Lot 18, Section 20, a distance of
57.18 feet, to a point, for the southwest corner of this tract;
THENCE, North 73° 31' S5" East, a distance of 41.92 feet, to a point, for the northwest
corner of this tract;
THENCE, South 61° 28' OS" East, a distance of 27.60 feet, to a point on the common
boundary line of aforementioned Lot 14, Section 20 and aforementioned Lot 1, Block 1,
for the northeast corner of this tract;
THENCE, South 28° 39' 10" West (Record =South 29° 00' 30" West), with the
common boundary line of said Lot 1 and said Lot 14, a distance of 30.00 feet, to the
POINT OF BEGINNING and containing 0.029 acres (1,267 sq. ft.) of land.
Bearings are based on the Texas Coordinate System of 1983 (South Zone) and referenced
to the monumented south boundary line of said Brighton Village.
All references to record data (Record = ***) indicate information as cited in Volume 47,
