EASEMENT AND RIGHT OF WAY
CITY OF CORPUS CHRISTI ("Grantor"), whether one or more, for and in consideration of Ten & No/100 Dollars
($10.00), and other good and valuable consideration to Grantor in hand paid by AEP TEXAS CENTRAL COMPANY, a Texas
corporation, whose address is P.O. Box 2121, Corpus Christi, Texas 78403 ("Grantee") the receipt and sufficiency of which is hereby
acknowledged and confessed, has GRANTED, SOLD, and CONVEYED, and by these presents does GRANT, SELL, and CONVEY
unto Grantee, its successors and assigns, an easement and right of way for a guy and anchor and all necessary or desirable
appurtenances, over, under, across, and upon the following described land located in Nueces County, Texas, to wit:
Being Lots 5 and 6 Block 12 of the Water Beach Subdivision as shown on Vol. 9 Pages 40 and 41 of the map records of Nueces
County, Texas and further shown on Exhibits "A" and "B" attached hereto and made a part hereof
In coordination with the Grantor and together with the right of ingress and egress over, under, across and upon said land for
the purpose of constructing, operating, and reconstructing a guy and anchor, and the right to remove from said land trees and parts
thereof, using generally accepted vegetation management practices, which may, in the sole judgment of Grantee, endanger or interfere
with the safe and efficient operation and maintenance of the guy and anchor.
Grantor reserves the right to use the land subject to said easement and right of way in any way that will not interfere with
Grantee's exercise of the rights hereby granted.
TO HAVE AND TO HOLD the above described easement and rights unto the Grantee, its successors and assigns Grantor
binds himself, his heirs, assigns, and legal representatives to all and singular the above described easement and rights unto the said
Grantee, its successors and assigns, against every person whomsoever lawfully claiming or to claim the same or any part thereof. If the
use of said Easement and Right of Way is ever abandoned then the aforesaid rights and privileges will cease.

Field note description of a 18.00 square foot easement, being out of City Storm Water Control
Pump Station A tract, conveyed in Volume 181, Page 333, of the Deed Records of Nueces County, Texas.
Said easement also being out of Lot 6, Block 12, Water Beach Portion Subdivision, as recorded in
Volume 9, Page 38-41 of the Map and Plat Records of Nueces County, Texas;
Commencing at a S/8" iron rod with cap stamped "NEI" found at the intersection of the south
right of way line of Power Street and the west right of way line of North Shoreline Boulevard, and at the
northeast corner of the Water Beach Portion Subdivision Federal Courthouse Block, as recorded in
Volume 59, Page 104 of the Map and Plat Records of Nueces County, Texas;
Thence S 78° 45' 30" W along and with the south right of way line of said Power Street and the
north line of Lot 7, Water Beach Portion Subdivision Federal Courthouse Block, a distance of 150.00' to a
drill hole found at the northwest corner of said Lot 7, Water Beach Portion Subdivision Federal
Courthouse Block;
Thence S 11° 14' 06" E along and with the west line of said Lot 7, Water Beach Portion
Subdivision Federal Courthouse Block, a distance of 41.99 feet to a point;
Thence S 78° 45' S6" W, a distance of 20.00 feet to a point in the east line of said City Storm
Water Control Pump Station A tract, and in the northeast line of this easement, for the POINT OF
BEGINNING;
Thence S 58° 27' 26" E, along the northeast line of this easement, a distance of 3.89 feet to a
point, for the east corner of this easement;
Thence S 31° 32' 34" W, along and with the southeast line of this easement, a distance of 2.00
feet to a point for the south corner of this easement;
Thence N 58° 27' 26" W, along and with the southwest line of this easement, a distance of 9.00
feet to a point for the west corner of this easement;
Thence N 31° 32' 34" E, along and with the northwest line of this easement, a distance of 2.00
feet to a point for the north corner of this easement;
Thence S 58° 27' 26" E, along and with the northeast line of this easement, a distance of 5.11
feet the POINT OF BEGINNING, containing 18.00 square feet, more or less, subject to all easement of
record.
