NOTICE OF UTILITY EASEMENT
THE STATE OF TEXAS §
KNOW ALL BY THESE PRESENTS:
COUNTY OF NUECES §
THAT THE CITY OF CORPUS CHRISTI ("OWNER"), a Texas home-rule municipal
corporation of 1201 Leopard Street, Corpus Christi, Nueces County, Texas 78401, does hereby give
notice that the City of Corpus Christi has and holds a public utility easement (across property also
owned by itself, the City of Corpus Christi) being described as follows:
See the metes and bounds property description for the utility easement
attached and incorporated as Exhibit A (the "Utility Easement");
A map showing the location of the Utility Easement is attached 'and
incorporated as Exhibit B.
Together with the free ingress, egress and regress to and for the City of Corpus Christi, Texas, and its
franchisees to construct, service, repair, maintain, inspect, lay, operate and keep public utility lines
under, on and along said easement.
TO HAVE AND TO HOLD, ALL AND SINGULAR, the rights and privileges aforesaid to the City
of Corpus Christi, Texas, its successors, legal representatives, and franchisees for the use as a Utility
Easement and right-of--way for so long as used for such purpose, and if the use of said easement and
right of way is ever abandoned, then the aforesaid rights and privileges cease.

COUNTY OF NUECES
BEING a tract of land containing 0.093 Acres (4055 Sq. Ft.) of land out of a 3.07 Acre tract
and an 8.00 Acre tract as described in Volume 219, Page 317 of the Deed Records of
Nueces County, Texas. This 0.093 Acre tract being more particularly described by metes
and bounds as follows:
COMMENCING at a found 5/8" Iron Rod at the southeast corner of Lot 23, Block 1 of the Wilburn Addition
as recorded in Volume 7, Page 34 of the Map Records of Nueces County, Texas;
THENCE S02°00'00"E along the easterly terminus of Howard Street a distance of 28.00' to the Point of
Beginning, being the northwest corner of this easement;
THENCE N88°49'30"E through a 3.07 Acre tract and an 8.00 Acre tract as described in Volume 219,
Page 217 of the Deed Records of Nueces County, Texas and known as Ben Garza Park, a distance of
67.54' to a Point, being an angle point of this easement;
THENCE N62°17'58"E continuing through said Park a distance of 201.69' to a Point on the west right-of-
way of Coke Street, a circular curve concave to the northeast whose radius point bears N82°30'00"E a
distance of 107.35', being the northeast corner of this easement;
THENCE along said curve having a radius of 107.35', a length of 15.62', a tangent of 7.82. and a central
angle of 08°20'14" to a Point, being the southeast corner of this easement;
THENCE S62°17'58"W continuing through said Park a distance of 200.91' to a Point, being an angle point
of this easement;
THENCE S88°49'30"W continuing through said Park a distance of 70.86' to a Pointon the east boundary
line of Lot 23, Block 2, of said Wilburn Addition, being the southwest corner of this easement;
THENCE N02°00'00"W along the east boundary line of said Lot 23 and the terminus of said Howard
Street, a distance of 15.00' to the POINT AND PLACE OF BEGINNING and containing 0.093 Acres of
land.
Bearings are with reference to the north boundary line of an 8.00 Acre tract as described in Volume 219,
Page 317 of the Deed Records of Nueces County, Texas;
