KNOW ALL BY THESE PRESENTS:
THAT Quiet Time Ministries {"Grantor"), of 4202 Kostoryz Road, Corpus Christi, Nueces
County, Texas 78415, in consideration of TEN DOLLARS {$10.00) and other good and valuable
consideration paid by the City of Corpus Christi, {"Grantee") of 1201 Leopard Street, Corpus
Christi, Nueces County, Texas 78401, the receipt of which is hereby acknowledged, has granted
and conveyed, and' does grant and Canvey to the City of Corpus Christi, a Texas Home Rule
municipal corporation, its successors and legal representatives, the free and uninterrupted use,
liberty, privilege, and easement of going in, on, over, under and along a certain tract of land
situated in Nueces County, Texas and being described as follows:
See the metes and bounds property description for the UTILITY
EASEMENT attached and incorporated as "Exhibit A". {"Premises")
A map showing the location of the UTILITY EASEMENT is attached and
incorporated as "Exhibit B". ("Premises")
Together with the free ingress, egress and regress to and for the City of Corpus Christi, Texas, and
its franchisees to construct, service, repair, maintain, inspect, lay, operate and keep public utility
lines under, an and along said easement.
TO HAVE AND TO HOLD, ALL AND SINGULAR, the rights and privileges aforesaid to the City
of Corpus Christi, Texas, its successors, legal representatives, and franchisees for the use as a
UTILITY EASEMENT and right-of--way for so long as used for such pulpose, and if the use of said
easement and right of way is ever abandoned, then the aforesaid rights anal privileges cease.

RIGHT OF WAY ACQUISITION `
BEING a 15 square foot tract of land out of Lot 28-B, J.N. Laughlin Subdivision, as recorded in
Volume 23, Page S3, Map Records, Nueces County, Texas.
This 15 square foot tract is more particularly described by metes and bounds as follows:
COMMENCING at a 518 inch iron rod found on the east line of Kostoryz Road (~ g0
foot wide right of way) for the southwest corner of Block H and the northwest corner of
Block J, Kostoryz & Gollihar Center;
THENCE: North 28° 04' 39" East, with the east line of said Kostoryz Road, the west
line of Mahan Acres, a tract of land as recorded in Volume 9, Pages 50-51, Mup
Records, Nueces, County, Texas and the west line of said Laughlin Subdivision, a
distance of 583.03 feet to a point on the west Iine of Lot 28-B of said Laughlin
Subdivision and the beginning of a circular curve to the right having a radius of I0.00 '
feet, a central angle of 46°46'08", an arc length of 8.16 feet, a chord bearing of North
51° 29' 39" East, and a chord length of 7.94 feet to the point of terminus of said curve,
the beginning of a circular curve to the right and the southwest corner and POINT OF
BEGINNING of the herein described tract;
THENCE: in a northeasterly direction with the said curve to the right, having a radius
of 10.00 feet, a central angle of 42°47' 13", an arc length of 7.47 feet, a chord bearing of
South 83° 43' 40" East, and a chord length of 7.30 feet to the point of terminus of said
curve on the southerly line of Bxawner Parkway (a variable width right of way) for the
northeast corner of the herein described tract;
THENCE: continuing with said southerly line afBrawner Parkway South 61° 57' 31"
East, a distance of 1.00 foot to a point for the northeast corner of the herein described
tract;
THENCE: South 27° 45' S5" West, a distance of 2.67 feet to a paint for the southeast
corner of the herein described tract;
THENCE: North 62° 14' 05" West, a distance of 7.79 feet to the POINT OF
BEGINNING of the herein described tract containing 15 square feet of land more or
less.
