KNOW ALL BY THESE PRESENTS:
THAT the CASE WALNUT RIDGE APARTMENTS, an Oklahoma limited liability partnership,
("GRANTOR"), of 4200 E. Skelly Drive, Ste. 800, Tulsa, Tulsa County, Oklahoma 74135, in
consideration of ONE DOLLAR ($1.00), paid by the CITY OF CORPUS CHRISTI,
("GRANTEE") of 1201 Leopard Street, Carpus Christi, Nueces County, Texas 78401, the receipt
of which is hereby acknowledged, has granted, sold and conveyed, and does hereby grant, sell and
convey to the City of Corpus Christi, a Texas Home Rule municipal corporation, its successors and
legal representatives, the free and uninterrupted use, liberty, privilege, and easement of going in,
on, over, under and along a certain tract of land situated in Nueces County, Texas and being
described as follows:
See the metes and bounds property description fora 15' Utility Easement attached
and incorporated as "Exhibit A", ("Premises")
A map showing the location of the Utility Easement is attached and incorporated as
"Exhibit B". ("Premises")
SPECIAL PROVISIONS: The City of Corpus Christi agrees to restore the land
within the easement area to the same or better condition as existed prior to
construction. Ali construction is to be done in a prudent and workmanlike manner.
Together with the free ingress, egress anal regress to and for the City of Corpus Christi, Texas, and
its franchisees to construct, service, repair, maintain, inspect, lay, operate and keep public utility
lines under, on and along said Premises.
TO HAVE AND TO HOLD, ALL AND SINGULAR, the rights and privileges aforesaid to the City
of Corpus Christi, Texas, its successors, legal representatives, and franchisees for the use as a
UTYLTTY EASEMENT and right~of-way for so long as used for such purpose, and if the use of said
easement and right of way is ever abandoned, then the aforesaid rights and privileges cease.

BEING a tract of land containing 0.023 Acres (1,011 Sq. Ft.) of land out of Lot 5, Block 5,
Ridgewood Unit 5 as shown on plat thereof recorded in Volume 46, Pages 218-219 of the
Map Records of Nueces County, Texas. This 0.023 Acre Tract being more particularly
described by metes and bounds as follows:
COMMENCING at a found 1" Iron Pipe on the northeasterly comer of Lot 3, Block 5, Ridgewood
Unit 1 as recorded in Volume 40, Pages 92-93 of the Map Records of Nueces County, Texas;
THENCE S61°24'20"E along the southwesterly right-of-way line of Holly Raad a distance of
363.69' to the Point of Beginning of this easement;
THENCE S61 °24'20"E continuing along said Holly Road a distance of 15.00' to a point, being
the easterly earner of this easement;
THENCE S29°03'27"W through Lot 5, Black 5, Ridgewood Unit 5 as recorded in Volume 46,
Pages 218-219 of the Map Records of Nueces County, Texas a distance of 67.41' to a Pain#,
being the southerly corner of this easement;
THENCE N61 °24'20"W continuing through said Lot 5 a distance of 15.00' to a Point, being the
westerly corner of this easement;
THENCE N29°03'27"E continuing through said Lot 5 a distance of 67.41' to the POINT AND
PLACE OF BEGINNING and containing 0.023 Acres (1,011 Sq. Ft.} of land.
Bearings are with reference Grid North, Texas South Zone #4205 based of GPS observations.
