THAT I DENNIS BERRY ("GRANTOR") of 4550 River Park Drive, Corpus Chrlstl, Nueces
County, Texas 78410 in consideration of Ten Dollars ($10.00) and other goods and valuable
consideration, paid by the CITY OF CORPUS CHRISTI, ("GRANTEE"} of 1201 Leopard Street,
Corpus Christi, Nueces County, Texas 78469-9277 the receipt ofwhich is hereby acknowledged, has
granted, sold and conveyed, anal does hereby grant, sell and convey to the City of Corpus Christi, a
Texas Home Rule municipal corporation, its successors and legal representatives, the free and
uninterrupted use, liberty, privilege, and easement of going in, on, over, under and along a certain
tract of land situated in Nueces County, Texas and being described as follows:
Seethe metes and bounds property description attached and incorporated as "Exhibit
A". {Premises)
A map showing the location of the RIGHT-OF-WAY EASEMENT is attached and
incorporated as "Exhibit B". (Premises}
Together with the free ingress, egress and regress to and for the City of Corpus Christi, Texas, and its
franchisees, to construct, operate, .repair and maintain streets, sidewalks, curbs, gutters and
appurtenances upon said Premises far the public use by foot, with automobiles, carts, carriages and
all other vehicles and all other means of transportation necessary or convenient at all times and in all
seasons in, along and upon said Premises, as well as to lay, operate, inspect, replace, repair, service
and maintain. public utility lines, storm sewers, and franchised utility lines in, on, over, under and
along said Premises.
TO HAVE AND TO HOLD, all, and singular, the rights and privileges aforesaid to the City of
Carpus Christi, Texas, its successors, legal representatives, franchisees and the public, for the proper
use as public streets and utility easements fox so long as used for such purposes, and if the use for
said easements and rights of way is ever abandoned, then the aforesaid rights and privileges cease.

which is recorded in Volume 32, Page 74, Map Records of Nueces County, Texas; said 0.010 acre tract
being more fully described by metes and bounds as follows:
Beginning at a paint on the east boundary of Corn Products Road, a public roadway, same being
an tl~e west boundary of said Lot 1, Block 2, for the northwest corner of this tract, from which point, the
southwest corner of Lot 2, Bloclc 2, said Industrial Heights Annex, same being the northwest corner of said
Lot 1, Black 2 bears North 00°47' S9" West, a distaste of 196.67 feef and from which Point of Beginning,
NGS Manumest SK 130 bears North 66°4]'34" Past; a distance of 35,p03.53 feet and NGS Monument
SO-060 bears South 58°55'32" East, a distance of 73,364.28 feet;
Thence, South 46°06'49" East, a distance of 42.19 feet to a pout on the north boundary of
Hopkins Raad, a 60.00 foot wide public roadway, same being on the south boundary of said Lot 1, Block 2,
for a comer of this tract;
Thence, South 88°34'2l" West, along said north boundary of Hopkins Road, a distance of 19.89
feet for the beginning of a circular curve to the right whose radius point beats North Ol °Z5'39" West, a
distance of 10.00 feet and having a central angle of 90°37'40", a radius of 10.00 feet, a tangent length of
I O.l 1 feet and an arc length of 15.82 feet;
Thence along said circular curve to the right, an arc length of 15.82 feet to a point an the
