RIGHT-OF-WAY EASEMENT

KNOW ALL BY THESE PRESENTS:
THAT I, James Davis, (Grantor} of 3530 Glen Harbor, Houston ,Harris County, Texas 77025 in
consideration of $14.00 {Ten Dollars) and other good and valuable consideration paid by the City of
Corpus Christi {Grantee), of 1241 Leopard Street, Corpus Christi, Nueces County, Texas 78401, the
receipt of which is hereby acknowledged, has granted and conveyed, and does hereby grant and
convey to the City of Corpus Christi, a Texas Home Rule municipal corporation, its successors and
legal representatives, the free and uninterrupted use, liberty, privilege, and easement of going in, on,
over, under and along a certain tract of land situated in Nueces County, Texas and being described as
follows:

"Exhibit A". ("Premises")
A map showing the location of the RIGHT-OF-WAY EASEMENT is
attached and incorporated as "Exhibit B". ("Premises")
Together with the free ingress, egress and regress to and for the City of Corpus Christi, Texas, and its
franchisees, to construct, operate, repair and maintain streets, sidewalks, curbs, gutters and
appurtenances upon said Premises for the public use by foot, with automobiles, carts, carriages and
all other vehicles and all other means of transportation necessary or convenient at all times and in all
seasons in, along and upon said Premises, as well as to lay, operate, inspect, replace, repair, service
and maintain public utility lines, storm sewers, and franchised utility lines in, on, over, under and
along said Premises.
TO HAVE AND TO HOLD, all and singular, the rights and privileges aforesaid to the City of
Corpus Christi, Texas, its successors, legal representatives, franchisees and the public, for the proper
use as public streets and utility easements for so long as used for such purposes, and if the use for
said easements and rights of way is ever abandoned, then the aforesaid rights and privileges cease.

Being 0.005 acres of land (222 square feet), more or less out of Lot 228, Biock 1, Harland Industrial Sites
recorded in Volume 46, Page 211, Map Records of Nueces County, Texas, and also recorded in
Document No. 909145, Official Public Records of Nueces County, Texas, and this 0.005 acre tract being
more particularly described by tnetes and bounds as follows:
Beginning that the east corner of this tract ,said corner being on the northwest right-of--way of Ayers
Street, the same being the southeast boundary of said Lot 228, and bearing S 28-18-40 W, $5.00 feet,
from the east corner of said Lot 22 B;
Thence S 28-1$-40 W, with the southeast boundary of this tract and said Lot 22B, the same being the
northwest right-of--way line of Ayers Street, 15.00 feet, to the beginning of a curve to the right;
Thence with said curve to the right having a central angle of 90-00-40, a radius of 10.00 feet, a length of
15.7 ] feet to a corner of this tract being on the northeast right-of--way line of Horne Road;
Thence N 61-40-40 W with the southwest boundary of this tract and said Lot 22B, the same being the
northeast right-of-way line of Horne Road, 10.00 feet, to the west corner of this tract;
Thence N 66-58-56 E. and entering said Lot 22B, 32.01 feet, to the point of beginning and containing
