KNOW ALL BY THESE FRESENTS:
THAT I, Delia H. O'Keefe, Individually and as Independent Executrix of the Estate of Oscar
O'Keefe, Deceased, and as Trustee of the Oscar O'Keefe Family Trust (GRANTOR) of 5401
Helen Drive, Corpus Christi, Nueces County, 78413, in consideration of TEN DOLLAR {$10.00}
and other good and valuable consideration paid by the CITY OF CORPUS CHRISTI,
{GRANTEE) of 1201 Leopard Street, Corpus Christi, Nueces County, Texas 78401, the receipt of
which is hereby acknowledged, has granted and conveyed, and does grant and convey to the City of
Corpus Christi, a Texas Home Rule municipal corporation, its successors and legal representatives,
the free and uninterrupted use, liberty, privilege, and easement of going in, on, over, under and along
a certain tract of land situated in Nueces County, Texas and being described as follows:
See the metes and bounds property description for the SIDEWALK
EASEMENT is attached and incorporated as Exhibit "A". {"Premises")
A map showing the location of the SIDEWALK EASEMENT is attached
and incorporated as Exhibit "B". ("Premises")
Together with the free ingress, egress and regress to and for the City of Corpus Christi, Texas, for the
purpose of constructing a sidewalk across said properly now occupied by Grantor and for the
purposes of maintaining, servicing, repairing and inspecting said public sidewalk on and along the
Premises.
TO HAVE AND TO HOLD, ALL AND SINGULAR, the rights and privileges aforesaid to the City
of Corpus Christi, Texas, its successors and legal representatives; for use as a SIDEWALK
EASEMENT for so long as used for such purpose, and if the use of said easement is ever abandoned,
then the aforesaid rights and privileges shall cease.

BEING a 16 square foot tract of land out of Lot 21A, Block 1, Mahan Acres, as recorded in
Volume 9, Pages 50-51, Map Records, Nueces County, Texas.
This 1.6 square foot tract is more particularly described by metes and bounds as follows:
COMMENCING at a 51$ inch iron rod found an the east Iine of Kostoryz Road (an 80
foot wide right of way) for the .southwest corner of Lot 12 and the northwest comer of
Lot 13, Block 1, said Mahan Acres; •
THENCE: South 28° 07' 22" West, with the east line of said Kostoryz Road and the
west line of said Mahan Acres, a distance of 890.3 8 feet to a point on the west line of
. Lot 21A of said Mahan Acres and the beginning of a circular curve to the left having a
radius of 14.00 feet, a central angle of 07°42'01", an arc length of i.34 feet, a chord
bearing of South 24° 20' 38" West, and a chord length of 1.34 feet to the point of
terminus of said curve and the northwest corner and POINT OF BEGINNING of the
herein described tract;
THENCE: South 16° 14' 40" East, a distance of 11.97 feet to a point for the southeast
corner of the herein described tract and the beginning of a circular curve to the right;
THENCE: North 49° 54' 04" West along the north line of a 50 foot wide right of way
known as Foley Drive, a distance of 0.04.feet to a point for the southeast cornex of the
herein described tract and the beginning of a circular curve to the right;
THENCE: in a northwesterly direction with the said curve to the right, having a radius
of 10.40 feet, a central angle of 73°16'52", an arc length of 12.79 feet, a chord bearing
of North 1 b° 08' 49" West, and a chard length of 11.94, feet to the point of terminus of
said curve and the POINT OF BEGINNING of the herein described tract containing
16 square feet of land more or less.
