SIDEWALK EASEMENT

KNOW ALL BY THESE PRESENTS:
THAT I, Eduardo Banuelos (GRANTOR) of 4450 Kostoryz Raad, Corpus Christi, Nueces
County, 78415, in consideration of TEN DOLLARS {$10.00) and other goad and valuable
consideration paid by the CITY OF CORPUS CHRISTI, (GRANTEE) of 1201 Leopard Street,
Corpus Christi, Nueces County, Texas 78401, the receipt of which is hereby acknowledged, has
granted and conveyed, and does grant and convey to the City of Corpus Christi, a Texas Home Rule
municipal corporation, its successors and legal representatives, the free and uninterrupted use,
liberty, privilege, and easement of going in, on, over, under and along a certain tract of land situated
in Nueces County, Texas and being described as follows:
See the metes and bounds property description for the SIDEWALK
EASEMENT is attached and incorporated as Exhibit "A" ("Premises")
A map showing the location of the SIDEWALK EASEMENT is attached
and incorporated as Exhibit "B" {"Premises")
Together with the free ingress, egress and regress to and for the City of Corpus Christi, Texas, for the
purpose of constructing a sidewalk across said property now- occupied by Grantor and for the
purposes of maintaining, servicing, repairing and inspecting said public sidewalk an and along the
Premises.
TO HAVE AND TO HOLD, ALL AND SINGULAR, the rights and privileges aforesaid to the City
of Corpus Christi, Texas, its successors and legal representatives, for use as a SIDEWALK
EASEMENT for so long as used for such purpose, and if the use of said easement is ever abandoned,
then the aforesaid rights and privileges shall cease.

KOSTORYZ ROAD, PHASE 1 ,
RIGHT OF WAY ACQUISITION '
BEING a 6$ square foot tract of land out of Kostoryz & Gollihar Center Annex C, a map of
which is recorded in Volume 28, Page 28, Map Records, Nueces County, Texas.
This 68 square foot tract is more particularly described by metes and bounds as follows:
COMMENCING at a 5/$ inch iron rod found on the east line of Kostoryz Road (an 80
foot wide right of way) for the southwest corner of Lot 12 and the northwest comer of
Lot 13, Black 1, said Mahan Acres;
THENCE: South 28° 04' 38" West, with the easterly line of said Kostoryz Road and
the westerly line of said Mahan Acres, a distance of 1280.44 feet to the northwest
corner and POINT OF BEGINNING of the herein described tract;
THENCE: South 61° 55' 21" East, distance of 1.00 feet to the northeast corner of the
herein described tract;
THENCE: South 23° 29' 49" West, distance of 19.54 feet to the interior corner of the
herein described tract;
THENCE: South 28° 35' S 1" East, a distance of 16.24 feet to a point on the northerly
line of Gollihar Road {an 80 foot wide right of way) for the southeast corner of the
herein described tract;
THENCE: North 61° 52' 38" West with said northerly right of way of said Gollihar
Road, a distance of 6.13 feet to a point for the southeast corner of a SO square foot
sidewalk easement described in Document Number 2002058217 as recorded in the
Official Records of Nueces County, Texas and the westerly northwest corner of the
herein described tract;
THENCE: North 16° 54' 00" West with said sidewalk easement, distance of 14.15 feet
to the northeast corner of said sidewalk easement on the easterly line of said Kostoryz
Road and for the easterly northwest corner of the herein described tract;
THENCE: North 28° 04' 39" East, distance of 18..39 feet to the POINT OF
BEGINNING of the herein described tract containing 68 square feet of land more or
less.
