DRAINAGE EASEMENT
KNOW ALL BY THESE PRESENTS:
THAT the PIETROBON CHILDREN'S MANAGEMENT TRUST, ( "GRANTOR "), of 49
Linderhof Circle, Bedford, Tarrant County, Texas 76022 -7202, in consideration of ONE DOLLAR
($1.00) and other good and valuable consideration paid to Grantor by the CITY OF CORPUS
CHRISTI ( "GRANTEE "), a Texas Home Rule municipal corporation, of 1201 Leopard Street,
Corpus Christi, Nueces County, Texas, 78401, the receipt of which is hereby acknowledged, has
granted, sold and conveyed, and does hereby grant, sell and convey to the City of Corpus Christi, its
successors and legal representatives the free and uninterrupted use, liberty, privilege, and easement
of going in, on, over, under and along a certain tract of land situated in Nueces County, Texas and
being described as follows:
See the metes and bounds property description attached and incorporated as
"Exhibit A ". (Premises)
Map showing the location of the Drainage Easement is attached and
incorporated as "Exhibit B ".
Together with the free ingress, egress and regress to and for the City of Corpus Christi, Texas, for the
purpose of constructing, servicing, repairing, maintaining, inspecting, laying and keeping a public
Drainage Easement facility under, on and along the Premises.
SPECIAL PROVISIONS: The City of Corpus Christi agrees to restore the land within the
easement area to the same or better condition as existed prior to construction. All construction
is to be done in a prudent and workmanlike manner.
TO HAVE AND TO HOLD, ALL AND SINGULAR, the rights and privileges aforesaid to the City
of Corpus Christi, Texas, its successors and legal representatives, for use as a Drainage Easement for
so long as used for such purpose, and if the use of said easement is ever abandoned, then the
aforesaid rights and privileges shall cease.

A 525 SQUARE FOOT TRACT OF LAND OUT OF LOT 6, BLOCK 1, BEACH VIEW
ESTATES, A MAP OF WHICH IS RECORDED IN VOLUME 64, PAGE 50, MAP RECORDS
OF NUECES COUNTY, TEXAS, AND BEING MORE PARTICULARLY DESCRIBED AS
FOLLOWS:
COMMENCING at the most north corner of said Beach View Estates, same being the west comer
of Lot 50B, Section 2, Mustang Island, a map of which is recorded in Volume 43, Page 66, Map
Records, Nueces County, Texas, and a point on the east right-of-way line of State Highway 361
(Park Road 53); THENCE South 58 °22'00" East, with the north line of said Beach View Estates, a
distance of 35695 feet to a calculated point for a corner and the POINT OF BEGINNING of the
herein described Drainage Easement;
THENCE South 58 °22'00" East, with the common line of said Lot 50B, and said Lot 6, a distance
of 70.00 feet to a calculated point for corner of the herein described tract, same being the east
corner of said Lot 6, and the north corner of Lot 7, of said Beach View Estates;
THENCE South 31 °38'00" West, with the common line of said Lot 6, and said Lot 7, a distance of
7.50 feet to a calculated point for corner of the herein described tract;
THENCE North 58 °22'00" West, parallel with and 7.50 feet from the common line of said Lot 6
and said Lot 5013, a distance of 70.00 feet to a calculated point for corner of herein described tract;
THENCE North 31 0 38'00" East' ' West, with the common lines of said Lot 5 and said Lot 6, a
distance of 7.50 feet to the POINT OF BEGINNING, and containing 525 square feet.
