KNOW ALL BY THESE PRESENTS:
THAT Wooldridge Medical Investors, LLC, a Tennessee limited liability company, (Grantor) of
7352 Wooldridge Road, Corpus Christi, Nueces County, Texas, 78414 inconsideration of $10.00
(Ten Dollars) and other good and valuable consideration paid by the City of Corpus Christi,
(Grantee) 1201 Leopard Street, Corpus Christi, Nueces County, Texas 78469 -9277 the receipt of
which is hereby acknowledged, has granted and conveyed, and does grant and convey to the City of
Corpus Christi, a Texas Home Rule municipal corporation, its successors and legal representatives,
the free and uninterrupted use, liberty, privilege, and easement of going in, on, over, under and along
a certain tract of land situated in Nueces County, Texas and being described as follows:
See the metes and bounds property description attached and incorporated as
"Exhibit A ". ( "Premises ")
A trap showing the location of the RIGHT -OF -WAY EASEMENT is
attached and incorporated as "Exhibit B ". ( "Premises ")
Together with the free ingress, egress and regress to and for the City of Corpus Christi, Texas, and its
franchisees, to construct, operate, repair and maintain streets, sidewalks, curbs, gutters and
appurtenances upon said Premises for the public use by foot, with automobiles, carts, carriages and
all other vehicles and all other means of transportation necessary or convenient at all times and in all
seasons in, along and upon said Premises, as well as to lay, operate, inspect, replace, repair, service
and maintain public utility lines, storm sewers, and franchised utility lines in, on, over, under and
along said Premises.
TO HAVE AND TO HOLD, all and singular, the rights and privileges aforesaid to the City of
Corpus Christi, Texas, its successors, legal representatives, franchisees and the public, for the proper
use as public streets and utility easements for so long as used for such purposes, and if the use for
2011 -173 of way is ever abandoned, then the aforesaid rights and privileges cease.

Field note description for a 0.129 acre tract of land out of Lot 2R, Block 1, The Forum
Mall, a subdivision of the City of Corpus Christi, Texas, recorded in Volume 53, Pa
115, Nueces County, Texas Map Records, said strip of land lying Northeast of a
adjacent to the existing Northeast right -of -way line of Wooldridge Road, and being more
particularly described by metes and bounds as follows:
Beginning at a 518 inch iron rod set for corner in the existing Northeast right -of -way line
of said Woold -ridge Road, the most Southerly corner of Lot 1R, Block 1, The Forum
Mall, a subdivision of the City of Corpus Christi, Texas, recorded in Volume 51, Page
96, Map Records, Nueces County, Texas and for the most Westerly and beginning corner
of the tract herein described; from whence the existing centerline of said Wooldridge
Road, bears South 28 50' -30" West, a distance of 30.0 feet;
Thence North 28 °- 25' -08" East, with the Southeast line of said Lot 1R, Block 1, The
Forum Mall, a distance of 6.75 feet to a 518 inch iron rod, set for the most Northerly
corner of the tract herein described;
Thence South 61 °- 19' -10" East, with a line running 6.75 feet Northeast of and parallel
to the existing Northeast right -of -way line of said Wooldridge Road, a distance of 833.89
feet to a 518 inch iron rod set in the Northwest line of a tract of land now or formerly in
the name of Bluebonnet Gardens, Inc. a 14.467 acre tract of land out of Lots 13 & 14,
Section 27, Flour Bluff & Encinal Farm & Garden Tracts, for the most Easterly corner of
the tract herein described;
Thence South 28 0 - 50' -30" West, with the Southwest line of said Bluebonnet Gardens,
Inc. tract, a distance of 6.75 feet to a 5/8 inch iron rod set for corner in the existing
Northeast right -of -way line of said Wool - dridge Road, for the most Southerly comer of
