STADIUM LEASE AGREEMENT
For Ten ($10.00) Dollars and other good and valuable consideration, the receipt and
sufficiency of which are acknowledged, Round Rock Baseball, Inc., Lessee in the Stadium Lease
Agreement dated the 24` day of April, 2004, in which the City of Corpus Christi, Texas is the
Lessor, (the Lease), transfers, assigns and conveys to Corpus Christi Baseball Club, LP, a limited
partnership organized and operating under the laws of the State of Texas, all of its right, title,
interest in and to the Lease. By the signature of its authorized General Partner, Corpus Christi
Baseball Club, LP, accepts the conveyance and assignment of all of the rights, title and interest
in the Lease and agrees to assume and perform all obligations imposed upon the Lessee in the
Lease. Round Rock Baseball, Inc. represents to Lessor that Corpus Christi Baseball Club, LP is
an affiliate of Round Rock Baseball, Inc., as that term is used and defined in the Lease.

Pursuant to Paragraph 10.1(b) of the Stadium Lease Agreement dated April 24` 2004, in
which the City of Corpus Christi, Texas is the Lessor and Round Rock Baseball, Inc. is the
Lessee, Round Rock Baseball, Inc. gives notice to the City of Corpus Christi, Texas that it is
assigning all of its rights, title, interest and obligations under the Lease to its affiliate, Corpus
Christi Baseball, LP. The assignment will be effective thirty (30) days from the date of this
Notice.

Dear Mr. Olson,
While doing some housekeeping recently, we learned the lessee name on our lease agreement
with the City of Corpus Christi remains unchanged from Round Rock Baseball Inc. After the
signing of the lease, Corpus Christi Baseball Club LP was created to run all local business
operations. Enclosed is an Assignment of Stadium Lease Agreement that serves to reflect the
correct lessee information. Please contact me should you have any questions.
