THAT Shrub Oak, LLC ( "Grantor "), whose address is 801 Lipan Street, Corpus Christi,
78401, County of Nueces, State of Texas, for and in consideration of the sum of One
and no/100 Dollar ($1.00) to it in hand paid by the City of Corpus Christi Texas, a Texas
home -rule Municipal Corporation, duly incorporated under and by virtue of the laws of
the State of Texas ( "Grantee "), of 1201 Leopard Street, Corpus Christi, Texas 78401,
County of Nueces, State of Texas, the receipt of which is acknowledged, has granted,
sold and conveyed, and by these presents does grant, sell and convey to the City of
Corpus Christi, its successors, legal representatives, permitted assigns and franchises,
the free and uninterrupted use, liberty, privilege, and easement, of going in, on, over,
under, and along a certain tract of land situated in Nueces County, Texas and being
described as follows:
See the metes and bounds property description for a temporary right -of -way
easement out of Lot 3, Section 50, Flour Bluff and Encinal Farm and Garden
Tracts, a map of which is recorded in Volume A, Pages 41 -43, Map Records of
Nueces County, Texas, attached and incorporated as "Exhibit A."
See the maps showing the location of the utility easement attached and
incorporated as "Exhibit B."
Together with the free ingress, egress, and regress to and for the City of Corpus Christi,
Texas, and its franchisees, to erect, install, lay, replace, service, use, inspect, construct,
reconstruct, modify, remove, operate, repair and maintain temporary streets, and
appurtenances upon said Premises for the public use by foot, with automobiles, carts,
carriages and all other vehicles and all other means of transportation necessary of
convenient at all times and in all seasons in, along and upon said Premises.
TO HAVE AND TO HOLD, all and singular, the rights and privileges as described above
to the City of Corpus Christi, Texas, its successors, legal representatives, permitted
assigns and franchises, for the proper use as a temporary right -of -way easement and,
for so long as used for such purposes, and if the use of said easement and right of ways
be ever abandoned or legally platted, then, in that event, the aforesaid rights and
privileges shall cease.
Executed in duplicate, either copy of which constitutes an original.

Field Notes for a temporary right -of -way out of Lot 3, Section 50, Flour Bluff and Encinal Farm and Garden
Tracts, a map of which is recorded in Volume A, Pages 41 -43, Map Records of Nueces County, Texas, said
temporary right -of -way being more fully described by metes and bounds as follows:
Beginning at a point for the north corner of this tract, from which point, the northeast corner of Lot 7,
Block 6, said Highland Oaks Unit 2 bears North 57 °25'45" East, a distance of 756.19 feet;
Thence, South 61 °00'00" East, a distance of 60.00 feet for the beginning of a non - tangent curve to the left
whose radius point bears South 61 °00'00" East, a distance of 34.50 feet and having a central angle of 40 0 14'34 ", a
radius of 34.50 feet, a tangent length of 12.64 feet and an arc length of 24.23 feet;
Thence along said non- tangent curve to the left, an arch length of 24.23 feet for the beginning of a
reverse curve to the right whose radius point bears South 78 °45'26" West, a distance of 50.00 feet and having a
central angle of 260 °29'08 ", a radius of 50.00 feet, a tangent length of 59.08 feet and an arc length of 227.32 feet;
Thence along said reverse curve to the right, an arc length of 227.32 feet for the beginning of a reverse
curve to the left whose radius point bears North 20 °45'26" West, a distance of 34.50 feet and having a central
angle of 40 °14'34 ", a radius of 34.50 feet, a tangent length of 12.64 feet and an arc length of 24.23 feet;
Thence along said reverse curve to the left, an arc length of 24.23 feet to the Point of Beginning and
containing 0.192 acres (8368.00 square feet) of land.
Bearings are based on the recorded plat of Highland Oaks Unit 2, a map of which is recorded in Volume
49, Pages 160 -161, Map Records of Nueces County, Texas.
