KNOW ALL BY THESE PRESENTS:
THAT Southside Ventures, L.P., Dan Caballero, General Partner ( "Grantor "), of 5949 La
Costa, Corpus Christi, Nueces County, Texas 78414, in consideration of $1.00 (ONE DOLLAR),
paid by the City of Corpus Christi, ( "Grantee ") of 1201 Leopard Street, Corpus Christi, Nucces
County, Texas 78401, the receipt of which is hereby acknowledged, has granted and conveyed, and
does grant and convey to the City of Corpus Christi, a Texas Home Rule municipal corporation, its
successors and legal representatives, the free and uninterrupted use, liberty, privilege, and easement
of going in, on, over, under and along.a certain tract of land situated in Nueces County, Texas and
being described as follows:
See the metes and bounds property description for the 0.0271 acre
UTILITY EASEMENT attached and incorporated as "Exhibit A ".

Map showing the location of the 0.0271 acre UTILITY EASEMENT is
attached and incorporated as "Exhibit B ". (Premises)
Together with the free ingress, egress and regress to and for the City of Corpus Christi, Texas, and
its franchisees to construct, service, repair, maintain, inspect, lay, operate and keep public utility
lines under, on and along said easement.
TO HAVE AND TO HOLD, ALL AND SINGULAR, the rights and privileges aforesaid to the City
of Corpus Christi, Texas, its successors, legal representatives, and franchisees for the use as a
UTILITY EASEMENT and right -of -way for so long as used for such purpose, and if the use of said
easement and right of way is ever abandoned, then the aforesaid rights and privileges cease.
Executed in duplicate, either copy of which constitutes as an original.

0.0271 ACRE OF LAND

COUNTY OF NUECES
BEING 0.0271 acre of land situated in Lot 10, Block 10, Summer Wind Village, Phase I, as
recorded in Volume 67, Pages 368 and 369 of the Map Records of Nueces County, Texas, said
0.0271 acre of land being a strip of land 10.00 feet wide, along and adjacent to the southwest
line of the said Lot 10, Block 10, being more fully described by metes and bounds as follows:
BEGINNING at an existing iron rod at the most western corner of the said Lot 10, Black 10,
said PLACE OF BEGINNING being the most western corner of the herein described tract;
THENCE, N. 28° 06' 43" E., a distance of 10.00 feet along the northwest line of the said Lot
10, Block 1 0, to a point for the most northern comer of the herein described tract;
THENCE, S. 61° 53' 17" E., a distance of 120.00 feet to an existing iron rod in the southeast
line of the said Lot 10, Block 10, said iron rod also being a comer of the herein described tract;
THENCE, in a southwesterly direction along a curve to the right having a radius of 10.00 feet,
an are distance of 15.71 feet (chord bearing and distance S. 73° 06' 43" W, 14.14 feet) to an
existing iron rod marking the Point of Tangency of said curve, same being the most southern
corner of the herein described tract;
THENCE, N. 61° 53' 17" W. (Reference Bearing), a distance of 110.00 feet along the
southwest line of the said Lot 10, Block 10, to the PLACE OF BEGINNING, containing within
