KNOW ALL BY THESE PRESENTS:
COUNTY OF NUECES §
THAT Solid Rock Commercial Properties, Ltd. ( "Grantor "), of 102 Airport Road,
Corpus Christi, Nueces County, Texas 78405, in consideration of $1.00 (ONE
DOLLAR), paid by the City of Corpus Christi, ( "Grantee ") of 1201 Leopard Street,
Corpus Christi, Nueces County, Texas 78401, the receipt of which is hereby
acknowledged, has granted and conveyed, and does grant and convey to the City of
Corpus Christi, a Texas Home Rule municipal corporation, its successors and legal
representatives, franchisees and assigns a right -of -way for public street and utility
purpose the free and uninterrupted use, liberty, privilege, and easement of going in, on,
over, under and along a certain tract of land situated in Nueces county, Texas and being
described as follows:
See the meets and bounds property description for the 0.102 acre Temporary
Right -of -Way Easement is attached and incorporated as `Exhibit A" (Premises)
See the map showing the location of the tract attached and incorporated as
"Exhibit B".
Together with the free ingress, egress and regress to and for the City of Corpus Christi,
Texas, and its successors, legal representatives, franchisees and assigns to erect, install,
construct, service, repair, maintain, inspect, lay, operate, and maintain temporary streets
and appurtenances upon said premises for the public use by foot, with automobiles, carts,
carriages, and all other vehicles and other means of transportation necessary and
convenient at all time and in all seasons in, on, over, under, and along said premises.
TO HAVE AND TO HOLD, ALL AND SINGULAR, the rights and privileges aforesaid
to the City of Corpus Christi, Texas, its successors, legal representatives, franchisees for
the use as a TEMPORARY RIGH -OF -WAY EASEMENT and right -of -way for so long
as used for such purpose, and if the use of said easement and right of way is ever
abandoned, or legally platted, then the aforesaid rights and privileges cease.
Executed in triplicate, either copy of which constitutes as an original.

STATE OF TEXAS COUNTY OF NUECES
Field notes of a temporary 40 -Foot radius (80' diameter) circular turnaround easement out
of that 66.839 acres tract of land described in the Amendment to Declaration of
Protective Covenants & Restrictions for Industrial Technology Park, approved by owner
Armando Ortiz and filed in CIerk's File Number 2000051609 of the Official Public
Records of Nueces County, Texas;
Said 40 -foot turnaround easement also being out of Lot 12, Section 5, Range VIII of the
Gugenheim and Cohn's Farm Lots subdivision, as recorded in Volume A, Page 53 of the
Map Records of Nueces County, Texas;
Said 40 -foot turnaround easement is situated within the City Limits of Corpus Christi, in
Nueces County, Texas, and is described by metes and bounds as follows:
Commencing at a 518" iron rod found in the east line of the 60 -foot right -of -way
of Junior Beck Drive, at the southwest corner of Lot 2, Block 4 of the Industrial - —
Technology Park, Unit 2 subdivision, as recorded in Volume 64, Page 134 of the Map
Records of Nueces County, Texas, and the northwest comer of Lot 3, Block 4 of the
Industrial Technology Park, Unit 2 subdivision, also surveyed this date;
Thence S 01 °10'07" E along the west line of said Lot 3, Block 4, and the east line
of the extension of the 60 -foot right -of -way of said Junior Beck Drive, a distance of
300.01 feet to a 5/8" iron rod with surveyor's cap stamped "R.P.L.S. 5874" set at the
southwest corner of said Lot 3, Block 4, and the southeast corner of said extension of the
60 -foot right-of-way of Junior Beck Drive, for the BEGINNING POINT of this
easement; `
Thence along a non - tangent curve to the right whose radius point bears
S47 0 45'04 "W, 40.00 feet, and whose central angle equals 262 °49'02 ", a distance of
183.48 feet to a 518" iron rod with surveyor's cap stamped "R.P.L.S. 5874" set at the
southeast corner of Lot 2, Block 5 of the Industrial Technology Park, Unit 2 subdivision,
also surveyed this date, the southwest comer of said extension of the 60 -foot right -of -way
of Junior Beck Drive, and the ending point of said curve;
Thence N 89 °09'35 ". E along the south line of said extension of the 60 -foot right -
of -way of Junior Beck Drive, a distance of 60.00 feet to the POINT OF BEGINNING
encompassing an area of approximately 0. 102 acres of land, subject to any and all
easements and agreements of record.
Distances and Bearings in this description are based on a GPS survey conducted in the
Texas Coordinate System, South Zone, NAD 1983, in US Feet.
