THAT Patagonia Properties, Inc., ( "Grantor "), whose address is 800 N. Shoreline
Boulevard, Suite 300 -N, Corpus Christi, Tx 78401, County of Nueces, State of Texas,
for and in consideration of the sum of One and no1100 Dollar ($1.00) to it in hand paid
by the City of Corpus Christi Texas, a Texas home -rule Municipal Corporation, duly
incorporated under and by virtue of the laws of the State of Texas ( "Grantee "), of 1201
Leopard Street, Corpus Christi, Texas 78401, County of Nueces, State of Texas, the
receipt of which is acknowledged, has granted, sold and conveyed, and by these
presents does grant, sell and convey to the City of Corpus Christi, its successors, legal
representatives, permitted assigns and franchisees the free and uninterrupted use,
liberty, privilege, and easement, of going in, on, over, under, and along a certain tract of
land situated in Nueces County, Texas and being described as follows:
See the metes and bounds property description for a utility easement out of Lot
32, Section 27, Flour Bluff and Encinal Farm and Garden Tracts, a map of which
is recorded in Volume A., Pages 41 -43, Map Records of Nueces County and Lots
11 and 12, Block 3, and a portion of Lake Bliss Circle, all as shown on the
recorded plat of Lake Placid Estates, a map of which is recorded in Volume 50,
pages 143 -144, Map Records of Nueces County, Texas attached and
incorporated as "Exhibit A ".
See the map showing the location of the utility easement attached and
incorporated as "Exhibit B ".
Together with the free ingress, egress, and regress to and for the City of Corpus Christi,
Texas, all for the purpose of constructing, installing, laying, replacing, servicing,
repairing, using, maintaining, inspecting, reconstructing, modifying, removing, operating
and keeping wastewater and storm water lines in, over, under on and along the
premises.
TO HAVE AND TO HOLD, all and singular, the rights and privileges as described above
to the City of Corpus Christi, Texas, its successors, legal representatives, permitted
assigns and franchisees, for the proper use as a utility easement and, for so long as
used for such purposes, and if the use of said easement be ever abandoned, then, in
that event, the aforesaid rights and privileges shall cease.

Fieldnotes for a utility easement out of Lot 32, Section 27, Flour Bluff and Encinal Farm and Garden Tracts, a map of
which is recorded in Volume A, Pages 41 -43, Map Records of Nueces County, Texas and Lots 11 and 12, Block 3, and a portion
of Lake Bliss Circle, all as shown on the recorded plat of Lake Placid Estates, a map of which is recorded in Volume 50, Pages
143 -144, Map Records of Nueces County, Texas; said utility easement being more fully described as follows:
Beginning at a 518 inch iron rod found on the northwest boundary of said Lot 12, from which 518 inch iron rod, the north
corner of Lot 15, said Block 3 same being the west corner of said Lot 12, Block 3 bears South 28 0 56'50" West (Record =South
28 °51'36" West), a distance of 73.08 feet;
Thence, North 61 °11'00" West, a distance of 10.00 feet for a corner of this easement;
Thence, North 28° 56'50" East, parallel to the northwest boundary of said Block 3 and 10.00 distant there from,
measured at right angles thereto, a distance of 20.00 feet for the north corner of this easement;
Thence, South 61 East, a distance of 10.00 feet to a point on the northwest boundary of said Lot 11, Block 3, for
a corner of this easement;
Thence, South 28 °56'50" West (Record =South 28 °51'36" West), along the northwest boundary of said Lot 11, Block 3,
a distance of 15.15 feet for an interior corner of this easement;
Thence, South 81 °19' 16" East, a distance of 87.35 feet to a point on the northwest boundary of and existing 10.00 foot
wide utility easement in Lake Bliss Drive as shown on the recorded plat of said Lake Placid Estates, for a corner of this easement;
Thence, South 29'01'17" West, along the northwest boundary of said existing 10.00 foot wide utility easement, a
distance of 3.86 feet the west corner of said existing 10.00 foot wide utility easement, and for a corner of this easement;
Thence, South 60 °59'23" East, along the southwest boundary of said existing 10.00 foot wide utility easement, a
distance of 32.76 feet for the south corner of this easement;
Thence, North 81 °19' 16" West, a distance of 122.27 feet to a point on the northwest boundary of said Lot 12, Block 3,
for the west corner of this easement;
Thence, North 28 °56'50" East (Record =North 28 °51'36" East), along the northwest boundary of said Lots 12 and 11,
Block 3, a distance of 11.16 feet to the Point of Beginning and containing 0.039 acres (1,709 square feet) of land.
