THAT Ed Hicks Family Properties, Ltd., ( "Grantor "), whose address is 3026 South
Padre Island Drive, Corpus Christi, Tx 78415, County of Nueces, State of Texas, for
and in consideration of the sum of One and no1100 Dollar ($1.00) to it in hand paid by
the City of Corpus Christi Texas, a Texas home -rule Municipal Corporation, duly
incorporated under and by virtue of the laws of the State of Texas ( "Grantee "), of 1201
Leopard Street, Corpus Christi, Texas 78401, County of Nueces, State of Texas, the
receipt of which is acknowledged, has granted, sold and conveyed, and by these
presents does grant, sell and convey to the City of Corpus Christi, its successors, legal
representatives, permitted assigns and franchises, the free and uninterrupted use,
liberty, privilege, and easement, of going in on, over, under, and along a certain tract of
land situated in Nueces County, Texas and being described as follows:
See the metes and bounds property description for a 15.00 foot wide utility
easement out of Lots 1, 3 and 4, Block M, and Lots 3 and 4, Block N, Lexington
Place, a map of which is recorded in Volume 9, Pages 7 -8, Map Records of
Nueces County, Texas, attached and incorporated as "Exhibit A."
See the map showing the location of the utility easement attached and
incorporated as "Exhibit B."
Together with the free ingress, egress, and regress to and for the City of Corpus Christi,
Texas, all for the purpose of erecting, constructing, installing, laying, replacing,
servicing, repairing, using, maintaining, inspecting, reconstructing, modifying, removing,
operating, and keeping utility lines, in, over, under, on, and along the premises.
(including, by not limited to water, wastewater, storm water, storm water detention,
filtration, drainage and gas, together with all lines, pipes, conduits and other equipment,
improvements and appurtenances used in the supply and provision of public utilities)
TO HAVE AND TO HOLD, all and singular, the rights and privileges as described above
to the City of Corpus Christi, Texas, its successors, legal representatives, permitted
assigns and franchises, for the proper use as a utility easement and, for so long as used
for such purposes, and if the use of said easement be ever abandoned, then, in that
event, the aforesaid rights and privileges shall cease.
Executed in duplicate, either copy of which constitutes an original.

said easement being more fully described by metes and bounds as follows:
Beginning at a point on the west boundary of Green Street, a 60 foot wide public roadway, for the north
corner of Lot 5, Block R, Lexington Place, a map of which is recorded in Volume 12, Page 20, Map Records of
Nueces County, Texas, and for a point on the southeast boundary of said Lot 3, Block N, and for a corner of this
easement;
Thence, along the south boundary of this easement as follows:
North 61 0 30'08" West, a distance of 44.63 feet;
South 74'01'15" West, a distance of 135..13 feet;
North 60 0 58'45" West, a distance of 122.24 feet;
South 74 °01'05" West, a distance of 23.23 feet;
South 29 °01'06" West, a distance of 64.34 feet;
South 60 °58'45" East, a distance of 24.42 feet;
South 29 West, a distance of 15.00 feet;
