KNOW ALL BY THESE PRESENTS:
THAT we, Julius Lozano and wife, Jomildy Lozano ( "GRANTOR") of 2249 Flour Bluff Drive,
Corpus Christi, Nueces County, Texas 78418, in consideration of TEN DOLLARS ($10.00) and
other good and valuable consideration, paid by the CITY OF CORPUS CHRISTI, TEXAS
( "GRANTEE ") of 1201 Leopard Street, Corpus Christi, Nueces County, Texas 78401, the receipt
of which is hereby acknowledged, has granted, sold and conveyed, and does hereby grant, sell and
convey to Grantee, a Texas Home Rule municipal corporation, its successors and legal
representatives, the free and uninterrupted use, liberty, privilege, and easement of going in, on, over,
under and along a certain tract of land situated in Nueces County, Texas and being described as
follows:
See the metes and bounds property description attached and
incorporated as "Exhibit All ( "Premises ") and a map showing the
location of the RIGHT -OF -WAY EASEMENT is attached and
incorporated as "Exhibit B" ( "Premises ").
Together with the free ingress, egress and regress to and for Grantee, and its franchisees, to construct,
operate, repair and maintain streets, sidewalks, curbs, gutters and appurtenances upon said Premises
for the public use by foot, with automobiles, carts, carriages and all other vehicles and all other
means of transportation necessary or convenient at all times and in all seasons in, along and upon
said Premises, as well as to lay, operate, inspect, replace, repair, service and maintain public utility
lines, storm sewers, and franchised utility lines in, on, over, under and along said Premises.
TO HAVE AND TO HOLD, all and singular, the rights and privileges aforesaid to Grantee its
successors, legal representatives, franchisees and the public, for the proper use as public streets and
utility easements for so long as used for such purposes, and if the use for said easements and rights of
way is ever abandoned, then the aforesaid rights and privileges cease.

29; Page 91, Map Records of Nueces CouMy, Texas; said street dedication being more fully described as follows:
Beginning at a point (no mommmentation found or set) on the southeast boundary of F1ourBluffRoad for the west cornea of a
0.55 56 acre tract (Document No. 2005043985, Official Records of Nueces County, Texas) out of Lot 16, Section 491, Flour Bluff and
EncfiW Farm and Garden Tract's, a map of which is recorded in Volume A, Pages 41 thm 43, Map Records of Nu mes County, Texas,
for the north corner of said Lot 25 and for the north corner of #his dedication, from which point of beginning, NGS Monument SK 130
bears, North 22 0 55 1 45" West, a distance of 66,131.82 feet and NGS Monument SO-060 bears North 28 "11'10" East, a distance of
10,426.51 feet;
Thence, South 61 East, with the common boundary of - said Lot 25 and said 0.5556 acre tract, same being the
northeast boundary of this dedication, at 025 feet pass a found 518 inch iron rod, in all a total distance of 7.50 feet for the east corner
(no monumentatim found or set) of this dedication.
Thence, Sm1h 28 92'00" West, with the southeast boundary of this dedication, parallel with the aforementioned southeast
boundary of Flour Bluff Drive and 7.50 feet distant there from ,measured at right angles tltezeto, a distance 99.78 feet for the south
corner (no monumentation found or set) of this dedication and for the beginning of a circular curve to the right whose radius point
bears North 43 0 00'39" East 10.00 and which has a central angle of 75°31'21", radius of 10.00 feet, a tangent distance of 7.75 feet and
arc length of 13.18 feet;
Thence, with said circular curve to the right, and are length of 13.18 feet for the point of tangency and for the westerly corner
(no monunentation found or set) of this dedication;
Thence, North 28°32'00" East, with the southeast boundary of said Flour B1uuffDrive, same being the northwest boundary of
said Lot 25 and of this dedication, parallel with the centerline of said Flour Bluff Drive and 40.00 feet distant there from, measured at
right angles thereto, a distance of 90.10 feet (pld=90.00 feet) to the Point of Beginning and containing 729.534 square feet (0.017
acre) of land.
National Geodetic Survey Monuments "SK -130" (North Coordinate = 17,1902,90.8172 East Coordinate = 1,344,264.4266)
and "SO -060" (North Coordinate = 17,138,574.3402 East Coordinate = 1,374,953.6466) were used as control points for establishing
basis of bearing. Bearings based on Texas sate State Plane Coordinate System, South Zone (NAD83).
