KNOW ALL BY THESE PRESENTS:
THAT the DEL MAR COLLEGE DISTRICT, a public community college district and
political subdivision of the State of Texas, also known as Corpus Christi Junior College
District, (GRANTOR) of 101 Baldwin, Corpus Christi, Nueces County, 78404, in consideration of
ONE DOLLAR ($1.00), paid by the CITY OF CORPUS CHRISTI, a Texas Home Rule municipal
corporation, (GRANTEE) of 1201 Leopard Street, Corpus Christi, Nueces County, Texas 78401, the
receipt of which is hereby acknowledged, has granted, sold and conveyed, and does hereby grant, sell
and convey to Grantee, its successors and legal representatives, the free and uninterrupted use,
liberty, privilege, and easement of going in, on, over, under and along a certain tract of land situated
in Nueces County, Texas and being described as follows:
See the metes and bounds property description attached and incorporated as
Exhibit "A" and a map showing the location of the sidewalk easement is
attached and incorporated as Exhibit `B" ( "Premises ").
Together with the free ingress, egress and regress to and for Grantee, for the purpose of constructing
a sidewalk across said property now occupied by Grantor and for the purposes of maintaining,
servicing, repairing and inspecting said public sidewalk on and along the Premises.
TO HAVE AND TO HOLD, ALL AND SINGULAR, the rights and privileges aforesaid to Grantee,
its successors and legal representatives, for use as a SIDEWALK EASEMENT for so long as used
for such purpose, and if the use of said easement is ever abandoned, then the aforesaid rights and
privileges shall cease.

BLOCKS ACCORDING TO THE MAP THEREOF RECORDED UNDER VOLUME 3,
PAGE 53 OF THE NUECES COUNTY MAP RECORDS, SAID 0.0649 ACRE TRACT

AFOREMENTIONED WARRANTY DEED RECORDED UNDER VOLUME 984,

COMMENCING at a 3/4" iron rod found along the west right -of -way line of Airport
Road, 80' wide, for the southeast corner of the aforementioned Corpus Christi Junior
College District called 16.92 acre tract, said iron rod bearing S 00° 24'40" W a distance
of 1,202.39' (record distance = 1,202.81') from a 1" iron pipe found for the intersection
of said west right -of -way line with the south right -of -way line of Santa Elena Street, 60'
wide;
THENCE, N 00° 24'40" E, along the west right-of-way line of said Airport Road, a
distance of 129.84' to a 518" iron rod with plastic cap set for. the southeast corner and
POINT OF BEGINNING of the 0.0649 acre tract herein described;
THENCE, N 23 13'45" W, leaving the west right -of -way line of said Airport Road, a
distance of 42.22' to a 5/8" iron rod with plastic cap set for the southwest comer of the
0.0649 acre tract herein described;
THENCE, N 01 ° 1753" E a distance of 133.00' to a "+" set in the concrete foundation
of a sign for the northwest comer of the 0.0649 acre tract herein described;
THENCE, N 16° 21' 46" E a distance of 54.11' to a 518" iron rod with plastic cap set
along the west right -of -way line of Airport Road, 80' wide, for the northeast comer of the
0.0649 acre tract herein described, said iron rod bearing S 00 24: 40" W a distance of
848.86' from the aforementioned 1" iron pipe found for the intersection of said west
right -of -way line with the south right -of -way line of Santa Elena Street, 60' wide;
THENCE, S 00 24'40" W, along the west right -of -way line of said Airport Road, a
distance of 223.69' to the POINT OF BEGINNING and containing 0.0649 acre or 2,829
square feet of land.
