THAT Next Chapter Corpus Christi, LLC, ( "Grantor"), whose address is 211 E. 7'
Street, Suite 620, Austin, Tx 78701, County of Travis, State of Texas, for and in
consideration of the sum of One and no/100 Dollar ($1.00) to it in hand paid by the City
of Corpus Christi Texas, a Texas home -rule Municipal Corporation, duly incorporated
under and by virtue of the laws of the State of Texas ( "Grantee "), of 1201 Leopard
Street, Corpus Christi, Texas 78401, County of Nueces, State of Texas, the receipt of
which is acknowledged, has granted, sold and conveyed, and by these presents does
grant, sell and convey to the City of Corpus Christi, its successors, legal
representatives, permitted assigns and franchisees the free and uninterrupted use,
liberty, privilege, and easement, of going in, on, over, under, and along a certain tract of
land situated in Nueces County, Texas and being described as follows:
See the metes and bounds property description for a utility easement out of Lot
8A, Block 2, Joslin Tracts, a map of which is recorded in Volume 67, Pages 541-
542, Map Records of Nueces County, Texas, attached and incorporated as
"Exhibit A
See the map showing the location of - the utility easement attached and
incorporated as "Exhibit B ".
Together with the free ingress, egress, and regress to and for the City of Corpus Christi,
Texas, all for the purpose of constructing, installing, laying, replacing, servicing,
repairing, using, maintaining, inspecting, reconstructing, modifying, removing, operating
and keeping utility lines, in, over, under, on, and along the premises. (including, but not
limited to water, wastewater, storm water, drainage and gas, together with all lines,
pipes, conduits, improvements and appurtenances used in the supply and provision of
public utilities)
TO HAVE AND TO HOLD, all and singular, the rights and privileges as described above
to the City of Corpus Christi, Texas, its successors, legal representatives, permitted
assigns and franchisees, for the proper use as a utility easement and, for so long as
used for such purposes, and if the use of said easement be ever abandoned, then, in
that event, the aforesaid rights and privileges shall cease.

Fieldnotes for a 15.00 foot wide utility easement out of Lot 8A, Block 2, Joslin Tracts, a map of
which is recorded in'Volume 67, Pages 541 -542, Map Records of Nueces County, Texas; said 15.00 foot
wide utility easement being more fully described by metes and bounds as follows:
Commencing at a 518 inch iron rod with red plastic cap stamped "Urban Engr C.C. Tx" found on
the east boundary of Lot 1, Block 2, Joslin Tracts, a map of which is recorded in Volume 65, Page 73, Map
Records of Nueces County, Texas, for the northwest corner of Lot 6, Block 2, Joslin Tracts, a map of which
is recorded in Volume 66, Page 160, Map Records of Nueces County, Texas and for a corner of said Lot
8A;
Thence, South 61 East, along the common boundary of said Lots 6 and 8A, a distance of
65.50 feet;
Thence, North 28 °37'11 " East, a distance of 45.50 feet for the Point of Beginning;
Thence, North 28 °37'05" East, a distance of 15.00 feet for the northwest corner of this easement;
Thence, South 61 East, a distance of 421.69 feet for the northeast comer of this easement;
Thence, South 27 1 22'09" West, a distance of 231.03 feet for the southeast corner of this easement;
Thence, North 6298 West, a distance of 20.57 feet for a point on the common boundary of
said Lots 6 and 8A, and for a corner of this easement;
