consideration of the sum of One and no /100 Dollar ($1.00) to it in hand paid by the City
of Corpus Christi, Texas, a Texas Home -Rule Municipal Corporation, duly incorporated
under and by virtue of the laws of the State of Texas ( "Grantee "), of 1201 Leopard
Street, Corpus Christi, Texas 78401, County of Nueces, State of Texas, the receipt of
which is acknowledged, has granted, sold and conveyed, and by these presents does
grant, sell and convey to the City of Corpus Christi, Texas, its successors, legal
representatives, permitted assigns and franchisees, the free and uninterrupted use,
liberty, privilege, and easement, of going in, on, over, under, and along a certain tract of
land situated in Nueces County, Texas and being described as follows:
See the Metes and Bounds property description for a 15 foot utility easement out of Lot
31, Block 1, River Canyon Unit 2, a subdivision of Nueces County, Texas, recorded in
Volume 48, Pages 147 -148 Nueces County, Texas Map Records, attached and
incorporated as "Exhibit A."
See the map showing the location of the utility easement, attached and incorporated as
Exhibit B ".
Together with the free ingress, egress, and regress to and for the City of Corpus Christi,
Texas, all for the purpose of erecting, constructing, installing, laying, replacing,
servicing, repairing, using, maintaining, inspecting, reconstructing, modifying, removing,
operating and keeping utility lines in, over, under, on and along the premises. (including
but not limited to water, wastewater, storm water, storm water detention, filtration,
drainage and gas, together with all lines, pipes, conduits and other equipment,
improvements and appurtenances used in the supply and provision of public utilities.)
TO HAVE AND TO HOLD, all and singular, the rights and privileges as describe above
to the City of Corpus Christi, Texas, its successors, legal representatives, permitted
assigns, and franchisees, for the proper use as a utility easement and, for so long as
used for such purposes, and if the use of said easement be ever abandoned, then, in
that event, the aforesaid rights and privileges shall cease.
Executed in duplicate, either copy of which constitutes an original.

subdivision of Nueces County, Texas, recorded in Volume 48, Pages I47 -148, Nueces County, Texas Map
Records, said proposed easement being more particularly described by metes and bounds as follows:
Beginning at a point in the southwest line of a 15 foot wide Utility Easement along the northeast property
line of Lot 30, Block 1, River Canyon Unit 2, a subdivision of the City of Corpus Christi, Texas,'recorded
in Volume 48, Pages 147 -148, Nueces County, Texas Map Records, from whence its most easterly corner
with Coordinates of North- 17,203,613.18 and East = 1,264,494.63, bears South 53 °- 00' -44" East, a
distance of 34.90 feet;
Thence North 69 39' -52" West, (North 68 55' -47" West= Plat) a distance of 173.70 feet to a point, for
an interior corner of the tract horein described;
Thence South 87- 30' -17" West, a distance of 22.34 feet to a point on the east right of way and the cul -de-
sac of Rolling Ridge Trail, for a corner of the tract herein described;
Thence in a northerly direction with said east cul -de -sac line of Rolling Ridge Trail, and with the arc of a
circular curve to the right, whose Central Angle is 26 40' -49 ", whose Radius is 59.78 feet, whose Chord
Bearing is South 10 34' -56" East, a .distance of 27.84 feet to a point, for the northwest corner of the tract
herein described;`
