Alty .Enterprises, Inc., a Texas corporation ( "Grantors "), whose address is 3801
Cassowary Court, Corpus Christi, Texas, 78414, for and in consideration of the sum of
One and Noll 00 dollar ($1.00) paid by the City of Corpus Christi, a Texas home -rule
municipal corporation CGrantee "), whose address is 1201 Leopard Street, Corpus
Christi, Texas, 78401, the receipt of which is acknowledged, has . granted, sold, and
conveyed and by these presents does grant, sell, and convey to the Grantee, its
successors, legal representatives, permitted assigns and franchisees, the free and
uninterrupted use, liberty, privilege, and easement of going in, on, over, under, and
along a certain tract of land situated in Nueces County, Texas, and being described as
follows:
Field note description for a temporary right -of- -way easement out of Lot 4,
Section 25, Flour Bluff & Encinal Farm & Garden Tracts, as shown on the
map recorded in Volume A, Pages 41-43; Official Deed and Map Records
of Nueces County, Texas, which description is attached to and
incorporated in this document as "Exhibit A" and depicted on the location
map attached to and incorporated in this document as "Exhibit '13," the
exhibits collectively being referred to and known as the "Premises."
Together with the free ingress, egress, and regress to and for the Grantee, all for the
purpose of erecting, constructing, installing, laying, replacing, servicing, repairing, using,
inspecting, reconstructing, modifying, removing, operating and maintaining temporary
streets and appurtenances upon said Premises for the public use by foot, with
automobiles, carts, carriages, and all other vehicles and all other means of
transportation necessary or convenient at all times and in all seasons in, along, and
upon said Premises.
TO HAVE AND TO HOLD, all and singular, the rights and privileges as described above
to the Grantee, its successors, legal representatives, permitted assigns, and
franchisees, for the proper and public use as a temporary right-of-way easement and for
so long as used for such purposes and, if. the use of said temporary right-of-way
easement be ever abandoned, then, in that event, the aforesaid rights and privileges
shall cease.

Fieldnotes for a Temporary Right-of-way out of Lot 4, Section 25, Flour Bluff and Encinal Farm
and Garden Tracts, a map of which is recorded in Volume A, Pages 4143, Map Records of Nueces
County, Texas (M,RN.C.T.); said tract being more fully described by metes and bounds as follows:
Commencing, at a 518 inch iron rod with red plastic cap stamped `Urban Engr C.C. WI found on
the north boundary of Sydney Street, a 60.00 foot wide public roadway, for the most southerly corner of
Lot 24, Block 6, Greystone Subdivision Unit 2, a map of which is retarded in Volume 66, Page 197 -198,
M.R.N.C.T.;
Thence, South 61 °01' 19" East, a distance of 260.00 feet, for the Point of Beginning of this tract
and for the beginning of a circular curve to the left whose radius point bears North 28 °58'41" East, a
distance of 36.00 feet, having a central angle of 6704'42 ", a radius of 36.00 feet, a tangent length of
23.86 feet and an an length of 42.15;
Thence along said circular curve to the left, an arc length of 42.15 to a point for the point of
eurvature of a reverse curve to the right whose radius point bears South 38 °06'01" East, a distance of
59.00 feet, having a central angle of 247 °04'42", a radius of 59.00 feet, a tangent length of 89.01 feet and
an arc length of 254.43 feet;
Thence along said reverse curve to the right, an arc length of 254.43 feet for a corner of this tract;
Thence, North 61 *0I' 19" West, a distance of 87.45 feet for the most westerly corner of this tract;
Thence, North 28°55'40" East, a distance of 60.00 feet to the Point of Beginning and containing
0.31.1 Acres (13526.77 square feet) of land.
Bearings are based on the recorded plat of Greystone Subdivision Unit 2, a map of which is
recorded in Volume 66, Pages 197 -198, Map Records of Nueces County, Texas.
