Palm Land Investments, Inc. ( "Grantor "), whose address is 5949 La Costa, Corpus
Christi, Texas, 78414, for and in consideration of the sum of One and No/100 Dollar
($1.00) paid by the City of Corpus Christi, a Texas home -rule municipal corporation
( "Grantee "), whose address is 1201 Leopard Street, Corpus Christi, Texas, 78401, the
receipt of which is acknowledged, has granted, sold, and conveyed and by these
presents does grant, sell, and convey to the Grantee, its successors, legal
representatives, permitted assigns and franchisees, the free and uninterrupted use,
liberty, privilege, and easement of going in, on, over, under, and along a certain tract of
land situated in Nueces County, Texas, and being described as follows:
Field note description for a 0.150 acre utility easement over and across
portions of the Mariano L. DeHerrera Grant, Abstract 606, which
description is attached to and incorporated in this document as "Exhibit A"
and depicted on the location map attached to and incorporated in this
document as "Exhibit B," the exhibits collectively being referred to and
known as the "Premises."
Together with the free ingress, egress, and regress to and for the City of Corpus Christi,
Texas, all for the purpose of erecting, constructing, installing, laying, replacing,
servicing, repairing, using, maintaining, inspecting, reconstructing, modifying, removing,
operating and keeping utility lines in, on, over, under, and along the Premises, including
but not limited to water, wastewater, storm water, storm water detention, filtration,
drainage, and gas, and together with all lines, pipes, conduits, and other equipment,
improvements, and appurtenances used in the supply and provision of public utilities.
TO HAVE AND TO HOLD, all and singular, the rights and privileges as described above
to the Grantee, its successors, legal represertatives, permitted assigns, and
franchisees, for the proper use as a utility easement and for so long as used for such
purposes and, if the use of said utility easement be ever abandoned, then, in that event,
the aforesaid rights and privileges shall cease.

BEING 0.150 acre of land situated in the Mariano L. DeHerrera Grant, Abstract 606, Nueces
County, Texas, same being a portion of that 15.649 acre tract of land conveyed to Palm Land
Investment, Inc. by Silverado Land Development, L.P. by deed dated July 20, 2010 and recorded
as Instrument No. 2011013286 in the Official Record of Nueces County, Texas, said 0.150 acre
tract of land being more fully described by metes and bounds as follows:
BEGINNING at point in the east right -of -way line of East Riverview Drive, said point bears N.
00° 31' 02" E., a distance of 33.47 feet from the southwest corner of the said Palm Land
Investments, Inc., 15.649 acre tract of land, said point also being the southwest corner of the herein
described tract;
THENCE, N. 00 3 P 02" E.(Reference bearing to parent tract), a distance of 597.23 feet along the
east right -of -way line of East Riverview Drive, same being the west line of the said Palm Land
Investments, Inc., 15.649 acre tract of land to a point for the northwest corner of the herein
described tract;
