Sivad Management, Ltd. ( "Grantor"), whose address . is P.O. Box 248, Corpus Christi,
Texas, 78403, for and in consideration of the sum of One and No/100 Dollar ($1.00)
paid by the City of Corpus Christi, a Texas home -rule municipal corporation ( "Grantee "),
whose address is 1201 Leopard Street, Corpus Christi, Texas, 78401, the receipt of
which is acknowledged, has granted, sold, and conveyed and by these presents does
grant, sell, and convey to the, Grantee, its successors, legal representatives, permitted
assigns and franchisees, the free and uninterrupted use, liberty, privilege, and
easement of going in, on, over, under, and along a certain tract of land situated in
Nueces County, Texas, and being described as follows:
Field note description of a 15.00 foot wide utility easement over and
across portions of Lot 3, Block 9, Russell Farm Blocks, as shown on the
map recorded in Volume 28, Pages 58 -59, Official Deed and Map Records
of Nueces County, - Texas, which description is attached to and
incorporated in this document as "Exhibit A' and depicted on the field
notes and location map attached to and incorporated in this document as
"Exhibit B," the exhibits collectively being referred to and known as the
"Premises."
Together with the free ingress, egress, and regress to and for the Grantee, all for the
purpose of erecting, constructing, installing, laying, replacing, servicing, repairing, using,
maintaining, inspecting, reconstructing, modifying, removing, operating and keeping
utility lines in, on, over, under, and along the Premises, including but not limited to
water, wastewater, storm water, storm water detention, filtration, drainage, and gas, and
together with all lines, pipes, conduits, and other equipment, improvements, and
appurtenances used in the supply and provision of public utilities.
TO HAVE AND TO HOLD, all and singular, the rights and privileges as described above
to the Grantee, its successors, legal representatives, permitted assigns, and
franchisees, for the proper and public use as a utility easement and for so long as used
for such purposes and, if the use of said utility easement be ever abandoned, then, in
that event, the aforesaid rights and privileges shall cease.

Fieldnotes for a 15.00 foot wide utility easement out of Lot 3, Block 9, J. C. Russell Farm Blocks, a map of
which is recorded in Volume 28, Pages 58 -59, Map Records of Nueces County, Texas; said utility easement being
more fully described by metes and bounds, as follows:
Beginning at a point on the east boundary of said South Navigation Boulevard, a public roadway, from
which point of beginning, a 518 inch iron rod found for the northwest corner of Lot 5, Johns Industrial Subdivision,
a map of which is recorded in Volume 30, Page 1, Map Records of Nueces County, Texas, bears South, 841.87
feet;
Thence, North, along said east boundary of South Navigation Boulevard, a distance of 35.00 feet for the
northwest corner of this easement;
Thence, North 89 ° 56'40" East, a distance of 15.00 feet, for the northeast corner of this easement;
Thence, South, a distance of 33.49 feet for the southeast corner of this easement;
Thence, South 84 West, a distance of 15.08 feet to the Point of Beginning and containing 0.012
Acres (513.66 square feet) of land.
Bearings based on the east boundary of Navigation Boulevard, as shown on the recorded map of J.C.
Russell Farm Blocks, a map of which is recorded in Volume 28, Pages 58 -59, Map Records of Nueces County,
