SIDEWALK EASEMENT

KNOW ALL BY THESE PRESENTS:
THAT, A & K PROPERTIES, L.P., organized under the laws of the State of Nevada, dba BOAT
STOP STORAGE, LP ( "GRANTOR ") of 3114 Greenwood Glen, Kingwood, Harris County, Texas
77345, in consideration of $10.00 (TEN DOLLARS) and other good and valuable consideration paid
by the CITY OF CORPUS CHRISTI, TEXAS, ( "GRANTEE ") of 1201 Leopard Street, Corpus
Christi, Nueces County, Texas 78401, the receipt of which is hereby acknowledged, has conveyed, and
does convey to Grantee, a Texas Home Rule municipal corporation, its successors and legal
representatives, the free and uninterrupted use, liberty, privilege, and easement of going in, on, over,
under and along a certain tract of land situated in Nueces County, Texas and being described as follows:
See the metes and bounds property description attached and incorporated as
Exhibit "A", and a map showing the location of the SIDEWALK
EASEMENT attached and incorporated as Exhibit "B" ( "Premises ").
Together with the free ingress, egress and regress to and for Grantee, for the purpose of constructing a
sidewalk across said property now occupied by Grantor and for the purposes of maintaining, servicing,
repairing and inspecting said public sidewalk on and along the Premises.
TO HAVE AND TO HOLD, ALL AND SINGULAR, the rights and privileges aforesaid to Grantee, its
successors and legal representatives, for use as a SIDEWALK EASEMENT for so long as used for such
purpose, and if the use of said easement is ever abandoned, then the aforesaid rights and privileges shall
cease.

BEING a tract of land containing 0.12 Acres (5,436 SQ. FT.) of land out of
Lot 1, Block B of the Island Business Center Unit 1 as recorded in Volume 63,
Page 59 of the Map Records of Nueces County, Texas This 0.12 Acre tract
being more particularly described by metes and bounds as follows:
BEGINNING at a Found 518" Iron Rod at the southwest corner of Wranosky Park as shown
of plat of the Island Business Center Unit 1 recorded in Volume 25, Page 46 of the Map
Records of Nueces County, Texas;
THENCE N60 ° 58'11 "W along the northeasterly right -of -way line of Graham Road a
distance of 832.86' to a Point from which a Found 518" Iron Rod bears N60 ° 58'11 "W a
distance of 18.99', being the westerly corner of this easement;
THENCE N73 0 52'44 "E through Lot 1, Block B, Island Business Center Unit 1 as recorded
in Volume 63, Page 59 of the Map Records of Nueces County, Texas, a distance of 9.17' to a
Point, being an angle point of this tract;
THENCE S60 ° 58'11 "E continuing through said Lot 1 a distance of 130.27' to a Point, being
an angle point of this tract;
THENCE N74 0 01'49 "E continuing through said Lot 1 a distance of 4.24` to a Point, being an
angle point of this tract;
