First National Bank, a Texas corporation ("Grantor"), whose address is P.O. Box 660, Edingburg,
Texas, 78540, for and in consideration of the sum of One and No /100 Dollar ($1.00) paid by
the City of Corpus Christi, a Texas home -rule municipal corporation ( "Grantee "), whose
address is 1201 Leopard Street, Corpus Christi, Texas, 78401, the receipt of which is
acknowledged, has granted, sold, and conveyed and by these presents does grant, sell, and
convey to the Grantee, its successors, legal representatives, permitted assigns and
franchisees, the free and uninterrupted use, liberty, privilege, and easement of going in, on,
over, under, and along a certain tract of land situated in Nueces County, Texas, and being
described as follows:
Field note description of a 1 Mot wide utility easement over and across portions of
Lot 1, Block 1, Padre island — Corpus Christi Section E, as shown on the map
recorded in Volume 38, Page 26, of the official map records of Nueces County,
Texas, which description is attached to and incorporated in this document as
"Exhibit A' and depicted on the location map attached to and incorporated in this
document as "Exhibit B," the exhibits collectively being referred to and known as
the "Premises."
Together with the free ingress, egress, and regress to and for the Grantee, all for the purpose of
erecting, constructing, installing, laying, replacing, servicing, repairing, using, maintaining, inspecting,
reconstructing, modifying, removing, operating and keeping utility lines in, on, over, under, and
along the Premises, including but not limited to water, wastewater, storm water, storm water
detention, filtration, drainage, and gas, and together with all lines, pipes, conduits, and other
equipment, improvements, and appurtenances used in the supply and provision of public utilities.
TO HAVE AND TO HOLD, all and singular, the rights and privileges as described above to the
Grantee, its successors, legal representatives, permitted assigns, and franchisees, for the
proper and public use as a utility easement and for so long as used for such purposes and, if the
use of said utility easement be ever abandoned, then, in that event, the aforesaid rights and
privileges shall cease.

Field Notes of a 10' Utility Easement being 516 square feet out of Lot 1, Block 1, Padre Island— Corpus
Christi Section E, as shown on a map recorded in Volume 38, Page 26, Map Records Nucces County,
Texas. Said 516 square feet being more particularly described as follows:
BEGINNING at a 518" iron rod found in the west right of way of Aruba Drive for the southeast corner of
Lot 1, and for the southeast corner of this easement, THENCE with the south line of Lot 1, South
54'24'07" West, a distance of 10.00 feet to a point in the south Iine of Lot 1 for the southwest corner of
this easement, from WHENCE a drill hole found for the southwest corner of Lot 1 bears South
54 0 24'07" West, a distance of 279.56.
THENCE 10' west of and parallel to the west right of way of Aruba Drive, North 35'19'28" West, a
distance of 46.92 feet to a point for an inside corner of this easement and the point of curvature of a curve
to the left with a rad ins of 63.07 feet.
THENCE with said curve to the left having chord bearing North 37 0 04 1 29" West, a chord distance of
4.73 feet, a radius of 63.07 feet, a tangent of 2.37 feet, and a delta of 4'18'00 ", an arc distance of 4.73 feet
to a point for the northwest corner of this easement.
THENCE with the common line of Lot 2 and 1, North 54'22'03" East, a distance of 10.02 feet to a 518"
iron rod found in the west right of way of Aruba Drive for the northeast corner of Lot 1, and for the
northeast comer of this easement,
THENCE with a curve to the right with a chord bearing South 36 °50'34" East, a chord distance of 4.82
feet, radius of 73.06 feet, a tangent of 2.41 feet, and a delta of 3'46'44", an arc distance of 4.82 feet to a
518" iron rod found for an inside corner of this easement.
THENCE South 35'1 9'28" East, a distance of 46.84 feet to the POINT OF BEGINNING of this
easement, and containing 516 square feet of land, more or less.
