KNOW ALL BY THESE PRESENTS:
COUNTY OF NUECES §
THAT Wayne Lundquist, Jr. Trustee, 700 Everhart Rd., Ste. F-11, Corpus Christi, Nueces
County, Texas 78411, in consideration of TEN DOLLARS ($10.00)paid to Grantor by the CITY
OF CORPUS CHRISTI,TEXAS,a Texas home rule municipal corporation ("GRANTEE"), of
1201 Leopard Street, Corpus Christi, Nueces County, Texas, 78469.9277 the receipt of which is
hereby acknowledged,has granted,sold and conveyed,and does hereby grant,sell and convey to the
Grantee,its successors and legal representatives the free and uninterrupted use,liberty,privilege,and
easement of going in, on, over, under and along a certain tract of land situated in Nueces County,
Texas and being described as follows:
See the metes and bounds property description "attached and incorporated as
"Exhibit A" and a map showing the location of the DRAINAGE EASEMENT
attached and incorporated as "Exhibit B" ("Premises").
Together with the free ingress,egress and regress to and for Grantee,for the purpose of constructing,
servicing,repairing,maintaining,inspecting,laying and keeping a public drainage facility under,on
and along the Premises.
TO HAVE AND TO HOLD,ALL AND SINGULAR,the rights and privileges aforesaid to Grantee,
its successors and legal representatives,for use as a Drainage Easement for so long as used for such
purpose,and if the use of said easement is ever abandoned,then the aforesaid rights and privileges
shall cease.

Field not of a Drainage Easement(0.78 Acres),being on and across a 35.289 acre tract of
land described in Special Warranty Deed recorded in Volume 1966, Page 967 of the Deed
Records ofNueces County,Texas;
Said 0.78 acre tmet is part of Lot 10, Section 21 of the Flour Bluff&Encinal Farm and
Garden Tracts, as shown on map recorded in Volume A, Page 41-43 of the Map and Plat
Records ofNueces County,Texas;
Said 0.78 acre tract is comprised of a portion of the E.Villareal Survey,Abstract 1, is
situated in Nueces:County,Texas, on the south side and within the city limits of Corpus
Christi, Texas, and is described by metes and bounds as follows-
Commencing at a 5/8" iron rod found at the northwest comer of said 35.289 acre tract of
land and the common comer of Lots 10 and 11, Section 21 of said Flour Bluff&Encinal
Farm and Garden Tracts,
THENCE South 28*36' 26"West along the west line of said 35.289 acre tract and the
commDn line of said Lots 10 and 11, Section 2 1, a distance of 135.00 feet to the POINT
OF BEGINNING and northwest comer of this tract;
THENCE South 61* 15' 58"East along the north line of this tract, a distance of 30.00 feet
to a point, for the northeast comer oft is tract;
THENCE South 281 36' 26"West across said 35.289 acre tract and along the east line of
tract, a distance of 1124.69 feet to a point in the proposed north right-of-way line of
Yorldown Boulevard, for the southeast comer of this tract;
THENCE North 61* 21' 33"West along said proposed north right-of-way line of
Yorktown Boulevard and the south line of this tract, a distance of 30.00 feet to a point in
said west line of 35.289 acre tract and said common line of Lots 10 and 11, Section 21, for
the southwest comer of this tract;
THENCE North 28" 361 261, East on said west line of 35.289 acre tract and said
connnon line o f Lots 10 and 11, Section 2 1, a distance of 1124.74 feet to the POINT OF
BEGINNING containing 0.78 acre of land,more or less, subject to all easements of record.
Bearings were determined from a GPS Survey,Texas Coordinate System of 1983, South
