KNOW ALL BY THESE PRESENTS:
COUNTY OF NUECES §
THAT the CHARTER BANK(formerly known as Charter Bank Northwest),a Texas Banking
Association, ("GRANTOR") of 10502 Leopard Street, Corpus Christi, Nueces County, Texas,
78410, in consideration of TEN DOLLARS ($10.00) and other good and valuable consideration,
paid by the CITY OF CORPUS CHRISTI,TEXAS ("GRANTEE")of P. O.Box 9277,Corpus
Christi, Nueces County, Texas 78469-9277, the receipt of which is hereby acknowledged, has
granted,sold and conveyed,and does hereby grant,sell and convey to Grantee,a Texas Home Rule
municipal corporation, its successors and legal representatives, the free and uninterrupted use,
liberty,privilege,and easement of going in,on,over,under and along a certain tract of land situated
in Nueces County, Texas and being described as follows:
See the metes and bounds property description attached and
incorporated as "Exhibit A".
A map showing the location of the RIGHT-OF-WAY EASEMENT is
attached and incorporated as "Exhibit B". ("Premises")
Together with the free ingress,egress and regress to and for Grantee,and its franchisees,to construct,
operate,repair and maintain streets,sidewalks,curbs,gutters and appurtenances upon said Premises
for the public use by foot, with automobiles, carts, carriages and all other vehicles and all other
means of transportation necessary or convenient at all times and in all seasons in, along and upon
said Premises, as well as to lay, operate, inspect,replace,repair, service and maintain public utility
lines, storm sewers, and franchised utility lines in, on, over, under and along said Premises.
TO HAVE AND TO HOLD, all and singular, the rights and privileges aforesaid to Grantee its
successors,legal representatives,franchisees and the public,for the proper use as public streets and
utility easements for so long as used for such purposes,and if the use for said easements and rights of
way is ever abandoned, then the aforesaid rights and privileges cease.

#19980463, Official Records, Nueces County, Texas said 0.0226-acre tract being more particularly
described by metes and bounds as follows;
Beginning at an iron pipe found on the west line of Navigation Boulevard (right-of-way varies), said iron
rod having Texas State Plane Coordinates of X=1322718.46 and Y=17181464.79,for the northeast corner
of said Lot 2,and the northeast corner of the tract herein described and the Point of Beginning;
Thence South 02° 22' 54" East, a distance of 76.96 feet to a point for a corner of the tract herein
described;
Thence South 00° 42' 26" West, a distance of 218.61 feet to a point for the PC of a circular curve to the
right and a corner of the tract herein described;
Thence in a southwesterly direction,with the arc of a circular curve to tls right,whose Delta Angle is
90° 00' 42", whose Radius is 10.00 feet, an Arc Distance of 15.71 feet to a point for the PT of said curve
and a corner of the tract herein described;
Thence North 89° 15' 04" West, a distance of 19.43 feet to a point for a corner of the tract herein
described;
Thence North 00°39'28"East,a distance of 1.65 feet to a 5/8"iron rod set for a corner of the tract herein
described;
Thence South 89° 19' 22" East, a distance of 13.52 feet to a 5/8" iron rod set for a corner of the tract
herein described;
Thence North 45° 40' 03" East, a distance of 18.39 feet to a 5/8" iron rod set for a corner of the tract
herein described;
Thence North 00° 39' 28" East, a distance of 201.92 feet to a 5/8" iron rod set for the PC of a circular
