Christopher H. Isensee, Carol I. Kilgore, Grady M. Isensee, Hugo H. Isensee, and
Luke 0. Isensee ("Grantors"), whose address is 9025 Agnes Street, Corpus Christi,
Texas 78406, for and in consideration of the sum of One and No/100 Dollar ($1.00)
paid by the City of Corpus Christi, a Texas home-rule municipal corporation
("Grantee"), whose address is 1201 Leopard Street, Corpus Christi, Texas, 78401 , the
receipt of which is acknowledged, has granted, sold, and conveyed and by these
presents does grant, sell, and convey to the Grantee, its successors, legal
representatives, permitted assigns and franchisees, the free and uninterrupted use,
liberty, privilege, and easement of going in, on, over, under, and along a certain tract
of land situated in Nueces County, Texas, and being described as follows:
Field note description of a 15-foot wide utility easement over and across a
portion of BS&F Survey 404, as shown on the map contained in and
recorded in Volume 796, Page 377, Deed Records of Nueces County,
Texas, which description is attached to and incorporated in this document
as "Exhibit A" and depicted on the field notes location map attached to and
incorporated in this document as "Exhibit B," the exhibits collectively being
referred to and known as the "Premises."
Together with the free ingress, egress, and regress to and for the Grantee, all for the
purpose of erecting, constructing, installing, laying, replacing, servicing, repairing, using,
maintaining, inspecting, reconstructing, modifying, removing, operating and keeping
utility lines in, on, over, under, and along the Premises, including but not limited to
water, wastewater, storm water, storm water detention, filtration, drainage, and gas, and
together with all lines, pipes, conduits, and other equipment, improvements, and
appurtenances used in the supply and provision of public utilities.
During construction, installation, maintenance, operation, replacement, changing the
size of, protecting, repairing, or removal of the pipeline, Grantee agrees to "doubleditch"
or segregate the topsoil from the subsoil, and, in filling the pipeline trench after the pipe
is laid, or following any maintenance, operation, repair or removal of the pipeline, place
the subsoil in the bottom of the trench first so as to place the segregated topsoil on top.
Upon completion of the pipeline, Grantee shall clean and restore the surface of the land
as nearly as practicable to the same condition as existed prior to such installation or
construction.

All temporary workspace designated as "temporary" on the attached Exhibit "B" shall
revert to Grantor upon completion of installation of the pipeline as herein described. This
provision does not affect Grantee's rights of access to its permanent easement as set
out as "permanent" on the attached Exhibit "A".
TO HAVE AND TO HOLD, all and singular, the rights and privileges as described above
to the Grantee, its successors, legal representatives, permitted assigns, and
franchisees, for the proper and public use as a utility easement and for so long as used
for such purposes and, if the use of said utility easement be ever abandoned, then, in
that event, the aforesaid rights and privileges shall cease.

Utility Easement
Being a tract situated in Nueces County, Texas, located within BS&F Survey 404, and being a portion of that
tract described in the deed from Anna C Isensee to Theodore Charles Isensee,et al, recorded in Volume 796
at Page 377 of the Deed Records of Nueces County,Texas and being more particularly described by metes
and bounds as follows:
BEGINNING at a point in the south line of BS&F Survey 404,whence the southeast corner of the heretofore
referenced tract deeded to Theodore Charles Isensee, et al bears N 89°11'15" E at 407.98 feet for the
southeast corner of this tract;
THENCE continuing along the south line of Survey 404, S 89°11'15"W a distance of 15.00 feet for a point for
the southwest corner of this tract;
THENCE N 0°47'58"W a distance of 459.16 feet to a point in the north line of the tract described in the deed
to Theodore Charles Isensee, et al for the northwest corner of this tract;
THENCE S 89°11'15" E a distance of 15.00 feet to a point for the northeast corner of this tract;
THENCE S 0°47'58" E a distance of 468.33 feet to the POINT OF BEGINNING, forming a tract embracing
