Ernie R. and Doris I. Larson Trust ("Grantor"), whose address is 1200 Harwood Drive
South, #375, Fargo, North Dakota 58104-4608, for and in consideration of the sum of
One and No/100 Dollar ($1.00) paid by the City of Corpus Christi, a Texas home-rule
municipal corporation ("Grantee"), whose address is 1201 Leopard Street, Corpus
Christi, Texas, 78401, the receipt of which is acknowledged, has granted, sold, and
conveyed and by these presents does grant, sell, and convey to the Grantee, its
successors, legal representatives, permitted assigns and franchisees, the free and
uninterrupted use, liberty, privilege, and easement of going in, on, over, under, and
along a certain tract of land situated in Nueces County, Texas, and being described as
follows:
Field note description of a 15-foot wide utility easement over and across a
portion of a 39.93 acre tract out of Gregorio Farias Grant as described in
the deed recorded under Clerk's File No. 2006001494, Official Records of
Nueces County, Texas, which description is attached to and incorporated
in this document as "Exhibit A" and depicted on the field notes location
map together with a temporary construction easement attached to and
incorporated in this document as "Exhibit B," the exhibits collectively being
referred to and known as the "Premises."
Together with the free ingress, egress, and regress to and for the Grantee, all for the
purpose of erecting, constructing, installing, laying, replacing, servicing, repairing, using,
maintaining, inspecting, reconstructing, modifying, removing, operating and keeping
utility lines in, on, over, under, and along the Premises, including but not limited to
water, wastewater, storm ::iter, storm water detention, filtration, drainage, and gas, and
together with all lines, pipes, conduits, and other equipment, improvements, and
appurtenances used in the supply and provision of public utilities.
TO HAVE AND TO HOLD, all and singular, the rights and privileges as described above
to the Grantee, its successors, legal representatives, permitted assigns, and
franchisees, for the proper and public use as a utility easement and for so long as used
for such purposes and, if the use of said utility easement be ever abandoned, then, in
that event, the aforesaid rights and privileges shall cease.

Utility Easement
Being a tract situated in Nueces County,Texas,in the Gregorio Ferias Grant and being over and across the
southern portion of that 39.93 acre tract described in the document recorded under Clerk's File No.
2006001494,official records of Nueces County,Texas and being more particularly described by metes and
bounds as follows:
BEGINNING at a point in the east boundary of the heretofore referenced 39.93 acre tract, whence the
southeast corner of the 39.93 acre tract bears S 36'38'13"W at 86.05 feet;
THENCE S 36°38'13"W along the west boundary of the 39.93 acre tract a distance of 15.00 feet to a point for
the southeast corner of this tract,said point lying in the north margin of a 30.00 foot wide electrical easement
granted to Central Power and Light Company described in the document recorded under Volume 429, Page
285,Deed Records,Nueces County,Texas;
THENCE N 53°59'24"W along the north margin of the 30.00 foot wide electrical easement a distance of
1389.63 feet to a point in the east right-of-way line of Callicoatte Road(FM 1694)and the west boundary of the
39.93 acre tract;
THENCE N 35`48'38" E along the west boundary of the 39.93 acres and the east right-of-way line of
Callicoatte Road,a distance of 15.00 feet to a point for the northwest corner of this tract;
THENCE S 53°59'24"E 15.00 feet north of and parallel to the north line of the heretofore referenced 30.00
foot wide electrical easement a distance 1369.85 feet to the POINT OF BEGINNING forming a tract
embracing 20,546 square feet(0.472 acres).
