Marwell Properties Limited Partnership, a Texas Limited Partnership ("Grantor"), whose
address is 1770 St James, Ste 406 Houston, Texas 77056 for and in consideration of
the sum of One and No/100 Dollar ($1.00) paid by the City of Corpus Christi, a Texas
home-rule municipal corporation ("Grantee"), whose address is 1201 Leopard Street,
Corpus Christi, Texas, 78401, the receipt of which is acknowledged, has granted, sold,
and conveyed and by these presents does grant, sell, and convey to the Grantee, its
successors, legal representatives, permitted assigns and franchisees, the free and
uninterrupted use, liberty, privilege, and easement of going in, on, over, under, and
along a certain tract of land situated in Nueces County, Texas, and being described as
follows:
Field note description of a 15-foot wide utility easement over and across a
portion of Lot 7, Allen & Cameron Industrial Park Unit 2, as shown on the
map recorded in Volume 46, Pages 199-200, Map Records of Nueces
County, Texas, which description is attached to and incorporated in this
document as "Exhibit A" and depicted on the field notes location map
attached to and incorporated in this document as "Exhibit B," the exhibits
collectively being referred to and known as the "Premises."
Together with the free ingress, egress, and regress to and for the Grantee, all for the
purpose of erecting, constructing, installing, laying, replacing, servicing, repairing, using,
maintaining, inspecting, reconstructing, modifying, removing, operating and keeping
utility lines in, on, over, under, and along the Premises, including but not limited to
water, wastewater, storm water, storm water detention, filtration, drainage, and gas, and
together with all lines, pipes, conduits, and other equipment, improvements, and
appurtenances used in the supply and provision of public utilities.
TO HAVE AND TO HOLD, all and singular, the rights and privileges as described above
to the Grantee, its successors, legal representatives, permitted assigns, and
franchisees, for the proper and public use as a utility easement and for so long as used
for such purposes and, if the use of said utility easement be ever abandoned, then, in
that event, the aforesaid rights and privileges shall cease.

ALLEN & CAMERON INDUSTRIAL PARK-UNIT 2
Being a fifteen foot wide utility easement lying within Lot 7, Allen&Cameron Industrial Park-
Unit 2,said subdivision recorded in Volume 46,Pages 199 and 200,Map Records of Nueces
County,Texas,and this utility easement being more particularly described by metes and bounds
as follows:
Beginning at the northwest corner of this easement and said Lot 7, said corner also being the
northeast corner of Lot 6 of said subdivision and said corner being on the south right-of-way line
of Leopard Street;
Thence S 65-22-00 E with the north boundary of this easement and said Lot 7,the same being
the south right-of-way line of Leopard Street, 15.00 feet,to the northeast corner of this utility
easement:
Thence S 24-38-00 W with the east boundary of this utility easement and entering said Lot 7 and
running 15.00 feet east of and parallel to the west boundary of said Lot 7,the same being the east
boundary of said Lot 6, 100.00 feet,to the southeast corner of this utility easement;
Thence N 65-22-00 W with the south boundary of this utility easement, 15.00 feet,to the
southwest corner of this utility easement, said corner being on the west boundary of said Lot 7,
the same being the east boundary of said Lot 6;
Thence N 24-38-00 E with the west boundary of this utility easement and said Lot 7,the same
being the east boundary of said Lot 6, 100.00 feet,to the point of beginning and containing 1500
square feet(0.034 acres)of land,more or less.
