Calallen Independent School District ("Grantor"), whose address is 4205 Wildcat
Drive, Corpus Christi, Texas 78410, for and in consideration of the sum of One and
No/100 Dollar ($1 .00) paid by the City of Corpus Christi, a Texas home-rule municipal
corporation ("Grantee"), whose address is 1201 Leopard Street, Corpus Christi, Texas,
78401 , the receipt of which is acknowledged, has granted, sold, and conveyed and by
these presents does grant, sell, and convey to the Grantee, its successors, legal
representatives, permitted assigns and franchisees, the free and uninterrupted use,
liberty, privilege, and easement of going in, on, over, under, and along a certain tract of
land situated in Nueces County, Texas, and being described as follows:
Field note description of a 15-foot wide utility easement over and across a
portion of Callicoate Estates School Site, Unit 2, as shown on the map
recorded in Volume 47, Pages 37-39, Map Records of Nueces County,
Texas, which description is attached to and incorporated in this document
as "Exhibit A" and depicted on the field notes location map together with a
temporary construction easement attached to and incorporated in this
document as "Exhibit B," the exhibits collectively being referred to and
known as the "Premises."
Together with the free ingress, egress, and regress to and for the Grantee, all for the
purpose of erecting, constructing, installing, laying, replacing, servicing, repairing, using,
maintaining, inspecting, reconstructing, modifying, removing, operating and keeping
utility lines in, on, over, under, and along the Premises, including but not limited to
water, wastewater, storm water, storm water detention, filtration, drainage, and gas, and
together with all lines, pipes, conduits, and other equipment, improvements, and
appurtenances used in the supply and provision of public utilities.
TO HAVE AND TO HOLD, all and singular, the rights and privileges as described above
to the Grantee, its successors, legal representatives, permitted assigns, and
franchisees, for the proper and public use as a utility easement and for so long as used
for such purposes and, if the use of said utility easement be ever abandoned, then, in
that event, the aforesaid rights and privileges shall cease.

Utility Easement
Being a tract situated in Corpus Christi, Nueces County,Texas, a portion of Callicoatte Estates School Site
Unit 2,as shown on the map thereof recorded in Volume 47 at Pages 37—39,inclusive,of the Map Records
of Nueces County, Texas and being more particularly described by metes and bounds as follows:
BEGINNING at a point in the east boundary of the Callicoatte Estates School Site,whence the southmost
corner of the school site bears S 36°39'26"W at 49.58 feet for the southeast corner of this tract;
THENCE N 53°20'34"W a distance of 0.35 feet to a point for an angle point to the right in this easement;
THENCE N 47°58'25" W a distance of 92.59 feet to a point in the southwest boundary of the Callicoatte
Estates School Site for the southwest corner of this tract;
THENCE N 26°37'49"W along the southwest boundary of the Callicoatte Estates School Site a distance of
36.93 feet to a point for the northwest corner of this tract;
THENCE S 53°59'24"E a distance of 14.89 feet to a point for an angle point to the right in the boundary of this
easement;
THENCE S 47°58'25" E a distance of 111.12 feet to a point in the northeast boundary of the Callicoatte
Estates School Site for the northeast corner of this tract;
THENCE S 36°39'26"W along the northeast boundary of the Callicoatte Estates School Site a distance of
15.03 feet to the POINT OF BEGINNING forming a tract embracing 1,657 square feet(0.038 acres).
