THAT WE, Johnny Rey Rojas and wife,Georgina E.Rojas,("GRANTOR")of 4942 Chatfield
Road,Corpus Christi,Nueces County,Texas,78413,in consideration of TEN DOLLARS($10.00)
and other good and valuable consideration, paid by the CITY OF CORPUS CHRISTI, TEXAS
("GRANTEE")of P. O.Box 9277,Corpus Christi,Nueces County, Texas 78469-9277,the receipt
of which is hereby acknowledged, has granted, sold and conveyed,and does hereby grant, sell and
convey to Grantee, a Texas Home Rule municipal corporation, its successors and legal
representatives,the free and uninterrupted use,liberty,privilege,and easement of going in,on,over,
under and along a certain tract of land situated in Nueces County, Texas and being described as
follows:
See the metes and bounds property description attached and
incorporated as "Exhibit A".
A map showing the location of the RIGHT-OF-WAY EASEMENT is
attached and incorporated as "Exhibit B". ("Premises")
Together with the free ingress,egress and regress to and for Grantee,and its franchisees,to construct,
operate,repair and maintain streets,sidewalks,curbs,gutters and appurtenances upon said Premises
for the public use by foot, with automobiles, carts, carriages and all other vehicles and all other
means of transportation necessary or convenient at all times and in all seasons in, along and upon
said Premises, as well as to lay,operate, inspect,replace,repair, service and maintain public utility
lines, storm sewers, and franchised utility lines in, on, over, under and along said Premises.
TO HAVE AND TO HOLD, all and singular, the rights and privileges aforesaid to Grantee its
successors,legal representatives,franchisees and the public,for the proper use as public streets and
utility easements for so long as used for such purposes,and if the use for said easements and rights of
way is ever abandoned, then the aforesaid rights and privileges cease.

Field Notes, for a 0.010 Acre Tract of land, out of Lot 22, Block 5, Lawndale
Subdivision, Unit 2, a map of which is recorded in Volume 11, Page 10, of the Map Records of
Nueces County, Texas; said 0.010 acre tract being more fully described by metes and bounds as
follows:
Beginning, at a 1/2 Inch Iron Rod Found, on the Northwest Right-of-Way line of
Kostoryz Road, a 70 foot public road, being the South corner of Lot 21, of the said Block 5, for
the East corner of the said Lot 22 and this Tract;
Thence, South 27°58'17" West, with the common line of the said Northwest Right-of-
Way line and the Southeast line of the said Lot 22, 44.54 feet, to a 5/8 Inch Iron Rod, with red
plastic cap stamped "URBAN ENGR C.C. TX. set, for the Southeast corner of this Tract and the
point of curvature, of a circular curve to the right, having a radius of 30.00 feet, a chord bearing
of South 57°01'04" West, a long chord of 29.07 feet, a central angle of 57°57'21", a tangent
length of 16.61 feet and an arc length of 30.35 feet;
Thence, with the said common line and the arc of the said circular curve to the right,
30.35 feet, to a 5/8 Inch Iron Rod, with red plastic cap stamped "URBAN ENGR C.C. TX. set,
for the Southwest corner of this Tract;
Thence, North 47°53'39" East, 22.34 feet, to a 5/8 Inch Iron Rod, with red plastic cap
stamped "URBAN ENGR C.C. TX. set, for a corner of this Tract;
Thence, North 27°58'17" East, parallel with the Southeast line of the said Lot 22, 50.68
feet, to a 5/8 Inch Iron Rod, with red plastic cap stamped "URBAN ENGR C.C. TX. set, on the
