LENTER INVESTMENTS, LLC, a Texas Limited Partnership ("Grantor"), whose
address is P.O. BOX 40010, Houston, Texas 77240, for and in consideration of the sum
of One and No/100 Dollar ($1 .00) paid by the City of Corpus Christi, a Texas home-rule
municipal corporation ("Grantee"), whose address is 1201 Leopard Street, Corpus
Christi, Texas, 78401, the receipt of which is acknowledged, has granted, sold, and
conveyed and by these presents does grant, sell, and convey to the Grantee, its
successors, legal representatives, permitted assigns and franchisees, the free and
uninterrupted use, liberty, privilege, and easement of going in, on, over, under, and
along a certain tract of land situated in Nueces County, Texas, and being described as
follows:
Field note description of a temporary right-of-way easement out the south
half of Lot Nine-A (9A), of the Baldwin Farms Inc. a partition, as shown on
the deed recorded in Volume 1341 , Pages 158-165, Deed Records of
Nueces County, Texas, and out of Lot 1 , Block 10 of the J.C. Russell
Farm Blocks, as shown on the map recorded in Volume 28, Pages 58-59,
Map Records of Nueces County, Texas, and said Easement also being
out of a called 9.756 acre tract of land conveyed to Lenter Investments,
LLC, as recorded under Document No. 2014004443, Official Public
Records of Nueces County, Texas, which description is attached to and
incorporated in this document as "Exhibit A" and depicted on the field
notes location map attached to and incorporated in this document as
"Exhibit B," the exhibits collectively being referred to and known as the
"Premises."
Together with the free ingress, egress, and regress to and for the Grantee, Texas, and
its franchisees, to erect, construct, install, lay, replace, service, use, operate, inspect,
reconstruct, modify, remove, repair, operate, keep and maintain streets, sidewalks,
curbs, gutters and appurtenances upon said Premises for the public use by foot, with
automobiles, carts, carriages and all other vehicles and all other means of
transportation necessary or convenient at all times and in all seasons in, along and
upon said Premises, as well as for the purpose of erecting, constructing, installing,
laying, replacing, servicing, repairing, using, maintaining, inspecting, reconstructing,
modifying, removing, operating and keeping utility lines in, over, under, on and along the
premises, including but not limited to water, wastewater, storm water, storm water
detention, filtration, drainage and gas, together with all lines, pipes, conduits and other
equipment, improvements and appurtenances used in the supply and provision of public

TO HAVE AND TO HOLD, all and singular, the rights and privileges as describe above
to the Grantee, its successors, legal representatives, permitted assigns, and
franchisees, for the proper use as a temporary right-of-way and, for so long as used for
such purposes, and if the use of said easement be ever abandoned, then, in that event,
the aforesaid rights and privileges shall cease.

Being, a Temporary Turn Around Easement 0.057 acres ( 2500 Sq. Ft.) out the south half
of Lot Nine-A (9A), of the Baldwin Farms Inc. a partition recorded in Volume 1341,
Pages 158-165, Deed Records of Nueces County, Texas and being out of Lot 1, Block 10
of the J.C. Russell Farm Blocks, a plat recorded in Volume 28, Pages 58-59, of the Map
Records of Nueces County, Texas, and said Easement also being out of a called 9.756
acre tract of land conveyed to Lenter Investments, LLC, as recorded under Document No.
2014004443, Official Public Records of Nueces County, Texas and being more fully
described by metes and bounds as follows:
COMMENCING at a Found 5/8inch iron rod with Plastic cap marked "Brister
Surveying" for the southwest corner of said 9.756 acre tract and being on the east right of
way line of Navigation Boulevard (ROW Varies), same being at the northwest corner of a
called 19.497 acre tract conveyed to GMG Partners, LP, as recorded under Document No.
2014004931, Official Public Records of Nueces County; Thence with the common line of
said 9.756 acre tract and said 19.497 acre tract, N 88° 33' 09" E, a distance of 740.00 feet
to a point; Thence across and into said 9.756 acre tract, N 01° 19' 23" W a distance of
50.00 feet to a point for the southwest corner and the POINT OF BEGINNING of this
herein described easement;

distances:
