KNOW ALL BY THESE PRESENTS:
COUNTY OF NUECES §
THAT LQ TX PROPERTIES,L.L.C.,a Limited Liability Company,("GRANTOR")with a
principal office at 909 Hidden Ridge, Suite 600, Irving, Texas, Dallas County, Texas, 75038, in
consideration of TEN DOLLARS($10.00)and other good and valuable consideration, paid by the
CITY OF CORPUS CHRISTI,TEXAS ("GRANTEE")of 1201 Leopard Street,Corpus Christi,
Nueces County, Texas 78401,the receipt of which is hereby acknowledged, has granted,sold and
conveyed, and does hereby grant, sell and convey to Grantee, a Texas Home Rule municipal
corporation,its successors and legal representatives,the free and uninterrupted use,liberty,privilege,
and easement of going in,on,over,under and along a certain tract of land situated in Nueces County,
Texas and being described as follows:
See the metes and bounds property descriptions attached and
incorporated as "Exhibit A"
A map showing the location of the RIGHT-OF-WAY EASEMENT is
attached and incorporated as "Exhibit B" ("Premises").
Together with the free ingress,egress and regress to and for Grantee,and its franchisees,to construct,
operate,repair and maintain streets,sidewalks,curbs,gutters and appurtenances upon said Premises
for the public use by foot, with automobiles, carts, carriages and all other vehicles and all other
means of transportation necessary or convenient at all times and in all seasons in, along and upon
said Premises,as well as to lay, operate, inspect,replace,repair, service and maintain public utility
lines, storm sewers, and franchised utility lines in, on, over, under and along said Premises.
TO HAVE AND TO HOLD, all and singular, the rights and privileges aforesaid to Grantee its
successors,legal representatives,franchisees and the public,for the proper use as public streets and
utility easements for so long as used for such purposes,and if the use for said easements and rights of
way is ever abandoned, then the aforesaid rights and privileges cease.
The person signing this easement as Grantor, or signing on behalf of the Grantor,represents,
warrants, and guarantees that they are the Grantor or have the authority to act on behalf of the
Grantor for the purpose and consideration stated.

Records, Nueces County, Texas and being out of a portion of the Enriquez Villareal Survey,Abstract 1, in
Nueces County, Texas, said 0.0329-acre tract being more particularly described by metes and bounds as
follows;
Beginning at a 5/8" iron rod found on the east line of Navigation Boulevard(right-of-way varies), said iron
rod having Texas State Plane Coordinates of X= 1322714.92 and Y= 17182013.15, for the southwest
corner of Tract M of the Savage Lane Addition as recorded in Volume 32, Page 128,Map Records,Nueces
County, Texas, for the northwest corner of said Lot 1-L, for the northwest corner of the herein described
tract and for the Point of Beginning;
Thence North 75° 50' 16" East, along the common line of said Tract M and said Lot 1-L, a distance of
14.62 feet to a 5/8"iron rod set for the northeast corner of this tract;
Thence South 13° 27' 13" East, being.54.00 feet west and parallel to the new centerline alignment of Navigation
Boulevard, a distance of 43.69 feet to a 5/8"iron rod set for an exterior corner of this tract;
Thence South 03°56'30" East, a distance of 141.56 feet to a 5/8" iron rod set on the existing right-of-way
line of said Navigation Boulevard for the southwest corner of this tract;
Thence North 07° 42' 44" West, along the existing east right-of-way line of said Navigation Boulevard,a
distance of 86.71 feet to a point for an interior corner of this tract;
