KNOW ALL BY THESE PRESENTS:
COUNTY OF NUECES §
THAT, MAYAN SUN ENTERPRISES LTD.("GRANTOR")of 6130 Boca Raton Drive,Corpus
Christi,Nueces County,Texas 78413 in consideration of TEN DOLLARS($10.00)and other good
and valuable consideration, paid by the CITY OF CORPUS CHRISTI,TEXAS ("GRANTEE")
of 1201 Leopard Street,Corpus Christi,Nueces County, Texas 78401,the receipt of which is hereby
acknowledged, has granted,sold and conveyed,and does hereby grant,sell and convey to Grantee,a
Texas Home Rule municipal corporation, its successors and legal representatives, the free and
uninterrupted use, liberty, privilege, and easement of going in, on, over, under and along a certain
tract of land situated in Nueces County, Texas and being described as follows:
See the metes and bounds property descriptions attached and
incorporated as "Exhibit A" ("Premises") and maps showing the
location of the RIGHT-OF-WAY EASEMENT is attached and
incorporated as "Exhibit B" ("Premises").
Together with the free ingress,egress and regress to and for Grantee,and its franchisees,to construct,
operate,repair and maintain streets,sidewalks,curbs,gutters and appurtenances upon said Premises
for the public use by foot, with automobiles, carts, carriages and all other vehicles and all other
means of transportation necessary or convenient at all times and in all seasons in, along and upon
said Premises,as well as to lay, operate, inspect,replace,repair, service and maintain public utility
lines, storm sewers, and franchised utility lines in, on, over, under and along said Premises.
TO HAVE AND TO HOLD, all and singular, the rights and privileges aforesaid to Grantee its
successors,legal representatives,franchisees and the public,for the proper use as public streets and
utility easements for so long as used for such purposes,and if the use for said easements and rights of
way is ever abandoned, then the aforesaid rights and privileges cease.

Field Notes, for a 0.001 Acre Tract of land, out of Lot 1, Block 1, Wynwood One Subdivision, a
map of which is recorded in Volume 12, Page 12, of the Map Records of Nueces County, Texas; said
0.001 acre tract being more fully described by metes and bounds as follows:
Beginning, at a 1 Inch Iron Pipe Found, at the intersection of the Southwest Right-of-Way of
Norton Street, a 70 foot public road and the Northwest Right-of-Way of Kostoryz Road, a 70 foot public
road, for the East corner of the said Lot 1 and this Tract;
Thence, South 28°02'09" West, with the said Northwest Right-of-Way line, being the Southeast
line of the said Lotl, 11.17 feet, to a 5/8 Inch Iron Rod, with red plastic cap stamped "URBAN ENGR
C.C. TX. set, for the South corner of this Tract and the point of curvature of a circular curve to the left,
having a radius of 15.00 feet, a chord bearing of North 08'38'09" West, a long chord of 17.92 feet, a
central angle of 73°20'36", a tangent length of 11.17 feet and an arc length of 19.20 feet, from Whence, a
5/8 Inch Iron Rod Found for the South Corner of Lot 2 of the said Block 1, bears, South 28°02'09" West,
94.98 feet;
Thence, with the arc of the said circular curve to the left, 19.20 feet, to a 5/8 Inch Iron Rod, with
red plastic cap stamped "URBAN ENGR C.C. TX. set, on the said Southwest Right-of-Way line, being
the Northeast line of the said Lot 1, for the North corner of this Tract,
Thence, South 45°18'27" East, with the common line of the said Southwest Right-of-Way line
and the Northeast line of the said Lot 1, 11.17 feet, to the Point of Beginning, containing 0.001 Acres(24
Square Feet)of Land, more or less.
