KNOW ALL BY THESE PRESENTS:
COUNTY OF NUECES §
THAT the Cimarron Company, a Texas General Partnership, ("GRANTOR"), of P.O. Box
2525, Corpus Christi, Texas, Nueces County 78403-2525, in consideration of TEN DOLLARS
($10.00) and other good and valuable consideration, paid by the CITY OF CORPUS CHRISTI,
TEXAS ("GRANTEE"),of P. O. Box 9277, Corpus Christi,Nueces County, Texas 78469-9277,
the receipt of which is hereby acknowledged,has granted, sold and conveyed,and does hereby grant,
sell and convey to Grantee, a Texas Home Rule municipal corporation, its successors and legal
representatives,the free and uninterrupted use,liberty,privilege,and easement of going in,on,over,
under and along a certain tract of land situated in Nueces County, Texas and being described as
follows:
See the metes and bounds property description attached and
incorporated as "Exhibit A".
A map showing the location of the RIGHT OF WAY EASEMENT is
attached and incorporated as "Exhibit B". (Premises)
Together with the free ingress,egress and regress to and for Grantee,and its franchisees,to construct,
operate,repair and maintain streets,sidewalks,curbs,gutters and appurtenances upon said Premises
for the public use by foot, with automobiles, carts, carriages and all other vehicles and all other
means of transportation necessary or convenient at all times and in all seasons in, along and upon
said Premises, as well as to lay, operate, inspect, replace,repair, service and maintain public utility
lines, storm sewers, and franchised utility lines in, on, over, under and along said Premises.
TO HAVE AND TO HOLD, all and singular, the rights and privileges aforesaid to Grantee, its
successors,legal representatives,franchisees and the public,for the proper use as public streets and
utility easements for so long as used for such purposes,and if the use for said easements and rights of
way is ever abandoned, then the aforesaid rights and privileges cease.
GRANTOR:
The person signing this easement as Grantor, or signing on behalf of the Grantor, represents, warrants, and
guarantees that they are the Grantor or have the authority to act on behalf of the Grantor for the purpose
and consideration stated.

Being a tract of land containing 703.9 square feet(0.016 acres)of land out of that certain 10.0 acre tract described in Volume
1843,Page 231,Deed Records of Nueces County,Texas and being out of Lot 1,Section 21,Flour Bluff&Encinal Farm&
Garden Tracts,a map of which is recorded in Volume A,Pages 41 thru 43, Map Records of Nueces County,Texas.This right-
of-way easement being more fully described by metes and bounds as follows:
Beginning at the intersection(no monumentation found or set)of the existing southeast boundary of Cimarron Boulevard,as
described in Right-of-Way Easement recorded in Document No.2006047833,Deed Records of Nueces County,Texas with the
southwest boundary of Lipes Boulevard,same being the southwest boundary of a 20 foot wide right-of-way easement as shown
on said recorded map of Flour Bluff&Encinal Farm&Garden Tracts,for the north corner of this right-of-way easement;
Thence,with said southwest boundary of Lipes Boulevard,South 61°19'16"East,a distance of 22.00 feet to a 518 inch iron rod
with"City of Corpus Christi"cap set for the east corner of this right-of-way easement;
Thence,with the southeast boundary of this right-of-way easement,South 28°40'44"West,a distance of 32.00 feet to a 518
inch iron rod with"City of Corpus Christi"cap set for the south corner of this right-of-way easement;
Thence,with the southwest boundary of this right-of-way easement,North 61°19'2T'West,a distance of 22.00 feet to a 51
inch iron rod with"City of Corpus Christi"cap set on said existing southeast boundary of Cimarron Boulevard for the west
corner of this right-of-way easement;
Thence,with said existing southeast boundary of Cimarron Boulevard,same being the northwest boundary of this right-of-way
easement,North 28°40'33"East,a distance of 32.00 feet to the Point of Beginning and containing 703.9 square feet(0.016
acres)of land.
