A map showing the location of the RIGHT-OF-WAY EASEMENT is attached and incorporated as "Exhibit B". ("Premises") SPECIAL PROVISIONS: 1) The existing AEP Power pole will be relocated by AEP closer to Grantor's north property boundary and within the new right of way, 2) Grantor's driveway entrance will be reconstructed to approximately 16' in width. Additional width will be added along the north side of existing driveway. Driveway improvements begin at street and terminate at the new right of way line. 3) All construction is to be done in a workmanlike manner which is deemed appropriate by professional industrial standards for the type of work being accomplished. Together with the free ingress,egress and regress to and for Grantee,and its franchisees,to construct, operate,repair and maintain streets,sidewalks,curbs,gutters and appurtenances upon said Premises for the public use by foot, with automobiles, carts, carriages and all other vehicles and all other means of transportation necessary or convenient at all times and in all seasons in, along and upon said Premises,as well as to lay,operate, inspect,replace,repair,service and maintain public utility lines, storm sewers, and franchised utility lines in, on, over, under and along said Premises. B. Sheppard Farm Lots in Nueces County, Texas, the plat of said Farm Lots recorded in Volume A, Page 51 of the Nueces County Plat Records, and more particularly being out of and a part of that called 0.489 of an acre tract described in a Warranty Deed from R. H. Douglas, et ux to Mauro Wilburn Muniz, et ux, dated September 10, 1980, recorded in Volume 1760, Page 330 of the Nueces County Deed Records.
