Ronald A. Voss ("Grantor"), whose address is 6838 Greenwood Drive, Corpus Christi,
Texas 78415, for and in consideration of the sum of One and No/100 Dollar ($1.00) paid
by the City of Corpus Christi, a Texas home-rule municipal corporation ("Grantee"),
whose address is 1201 Leopard Street, Corpus Christi, Texas, 78401, the receipt of
which is acknowledged, has granted, sold, and conveyed and by these presents does
grant, sell, and convey to the Grantee, its successors, legal representatives, permitted
assigns and franchisees, the free and uninterrupted use, liberty, privilege, and
easement of going in, on, over, under, and along a certain tract of land situated in
Nueces County, Texas, and being described as follows:
Field note description of a utility easement over and across a portion of
Lot 8, Section 40, Flour Bluff and Encinal Farm and Garden Tracts, as
shown on the map recorded in Volume A, Pages 41 through 43, Official
Deed and Map Records of Nueces County, Texas, which description are
attached to and incorporated in this document as "Exhibit A", and depicted
on the field notes location map attached to and incorporated in this
document as "Exhibit B," the exhibits collectively being referred to and
known as the "Premises."
Together with the free ingress, egress, and regress to and for the Grantee, all for the
purpose of erecting, constructing, installing, laying, replacing, servicing, repairing, using,
maintaining, inspecting, reconstructing, modifying, removing, operating and keeping
utility lines in, on, over, under, and along the Premises, including but not limited to
water, wastewater, storm water, storm water detention, filtration, drainage, and gas, and
together with all lines, pipes, conduits, and other equipment, improvements, and
appurtenances used in the supply and provision of public utilities.
TO HAVE AND TO HOLD, all and singular, the rights and privileges as described above
to the Grantee, its successors, legal representatives, permitted assigns, and
franchisees, for the proper and public use as a utility easement and for so long as used
for such purposes and, if the use of said utility easement be ever abandoned, then, in
that event, the aforesaid rights and privileges shall cease.

Bluff and Encinal Farm and Garden Tracts, a map of which is recorded in Volume A, Pages 41-
43, Map Records of Nueces County, Texas, said 0.102 Acre Utility Easement being more fully
described as follows;
Commencing, at a 5/8 Inch Iron Rod with a cap stamped "URBAN ENGR C.C.T.X."
Found on the East Right of Way of Meandering Oaks Drive, the North corner of Lot 11, Block 5,
Shoreline Vista, a map of which is recorded in Volume 68, Pages 370-371, of said Map Records;
Thence, South 61°28'49" East, with the Northeast line of the said Block 5, 134.89 Feet,to
a 5/8 Inch lion Rod with a cap stamped"URBAN ENGR C.C.T.X."Found;
Thence, North 13°36'23" East, departing said Northeast boundary line, over and across
said Lot 8, 7.76 Feet,to the Point of Beginning and South corner of this Tract;
Thence, with the boundary of this Tract as follows:
• North 61°28'49" West, 7.76 Feet, for an outer ell corner of this Tract;
• North 13°36'23" East, 127.40 Feet, for the beginning of a circular curve to the
left,having a delta of 12°09'34", a radius of 912.50 Feet, an arc length of 193.65
