KNOW ALL BY THESE PRESENTS:

THAT I, T.C. Isensee General Partnership, GRANTOR of 9025 Agnes Street, Corpus Christi,
Nueces County, Texas 78406 in consideration of Ten Dollars ($10.00) paid to GRANTOR by the
City of Corpus Christi (GRANTEE), a Texas Home Rule municipal corporation 1201 Leopard
Street, Corpus Christi,Nueces County,Texas 78401,the receipt of which is hereby acknowledged,
has conveyed and does convey to the City of Corpus Christi,its successors and legal representatives
the free and uninterrupted use,liberty,privilege and easement of going in,on,over,under and along
a certain tract of land situated in Nueces County, Texas and being described as follows, to-wit:
See the metes and bounds property description attached hereto and made a part
hereof for all purposes as "Exhibit A".
A map showing the location of the ACCESS EASEMENT is attached hereto and made a
part hereof for all purposes as "Exhibit B".
Together with the free ingress,egress and regress to and for the City of Corpus Christi,Texas,for the
purpose of having ACCESS,upon said tract and way to access and maintain the City's storm water
drainage facilities.
TO HAVE AND TO HOLD, all and singular, the rights and privileges aforesaid to the City of
Corpus Christi,Texas,its successors and legal representatives for use as an ACCESS EASEMENT,
for so long as used for such purpose and if the use of said easement is ever abandoned, then the
aforesaid rights and privileges shall cease.

BEING a tract of land for an access easement and containing 8,222.4 square feet (0.189 acres)of land out of Survey 404,
Charles Land,A-975,Nueces County,Texas and also being out of Share No.4 of the Isensee Partition(Volume 317,
Page 249,Deed Records of Nueces County,Texas).This 8,222.4 square foot tract being more fully described by metes
and bounds as follows:
Commencing at a railroad spike found at the intersection of the existing west boundary of Clarkwood Road,a 60 foot wide
public roadway, with the common boundary of Survey 406 and Survey 404,said common boundary being the north boundary
of said Isensee Partition and the north line of said Survey 404;
Thence, with said west boundary of Clarkwood Road, South 00 46'50" East, a distance of 3461.51 feet, to a 5'8 inch iron rod
with City of Corpus Christi cap set at the intersection of said west boundary of Clarkwood Road with the north boundary of a
100 foot wide drainage right-of-way described in Award of Special Commissioners No. 945-3,dated March 5, 1987;
Thence, with the north boundary of said drainage right-of-way,South 88'33'25"West,a distance of 45.00 feet to a 5 8 inch
iron rod with City of Corpus Christi cap set for the Point of Beginning of this description and for the southeast corner of this
access easement;
Thence,continuing with the north boundary of said drainage right-of-way,same being the south boundary of this access
easement, South 88 33'25" West,a distance of 20.00 feet to a 5/8 inch iron rod with City of Corpus Christi cap set for the
southwest corner of this access easement;
Thence,with the west boundary of this access easement, North 00'46'50"West,a distance of 321.24 feet to a 5 8 inch iron rod
with City of Corpus Christi cap set for the northwest corner of this access easement;
Thence,with the north boundary of this access easement,North 89 '13'10" Fast,a distance of 65.00 feet to a"crow's foot"set
on the flowline of a reinforced concrete pipe,on the existing west boundary of Clarkwood Road,for the northeast corner of this
access easement;
Thence,with the east boundary of this access easement,same being the west boundary of Clarkwood Road,South 00416'50"
East,a distance of 40.00 feet, to a"crow's foot"set on the flowline of a reinforced concrete pipe on said west boundary of
Clarkwood Road, for a corner of this access easement;

rod with City of Corpus Christi cap set for an interior corner of this access easement;
