KNOW ALL BY THESE PRESENTS:
COUNTY OF NUECES §
THAT the Riviera Council of Co-Owners("Grantor")of 4301 Ocean Drive,Corpus Christi,Texas
78412 in consideration of ONE DOLLAR($1.00)paid by the CITY OF CORPUS CHRISTI, a
Texas municipal corporation and home-rule city (`Grantee"), whose address is 1201 Leopard
Street,Corpus Christi,Nueces County,Texas 78401,the receipt of which is hereby acknowledged,
has conveyed, and by these presents does convey to the Grantee, its successors and legal
representatives,permitted assigns and franchisees,the free and uninterrupted use,liberty,privilege,
and easement of going in, on, over, under and along a certain tract of land situated in Nueces
County, Texas and being described as follows:
The EASEMENT is described by metes and bounds on the attached and
incorporated as "Exhibit A" and shown crosshatched and incorporated as
"Exhibit B" (Premises).
Together with the free ingress,egress and regress to and for the Grantee and its officers,employees,
agents, representatives, contractors and franchisees, for the purposes of constructing, replacing,
servicing, repairing, maintaining, inspecting, modifying, removing, and operating Traffic
Signalization and Control equipment, improvements and appurtenances under, on and along said
Premises.
TO HAVE AND TO HOLD,ALL AND SINGULAR,the rights and privileges aforesaid to the City
of Corpus Christi, Texas, its successors, and legal representatives, for the use as an EASEMENT
and right-of-way for so long as used for such purpose,and if the use of said easement and right-of-
way is ever abandoned, then the aforesaid rights and privileges cease.
GRANTOR
The person signing this Easement conveyance as Grantor, or signing on behalf of the Grantor,
represents, warrants, and guarantees that they are the Grantor or have the authority to act on
behalf of the Grantor for the purpose and consideration stated.

BEING a tract of land containing 56 square feet of land out of Lot I,Block 3,Seaside Subdivision,a map of which is
recorded in Volume 24,Page 59,Map Records of Nueces County,Texas for the purpose of a traffic signal light
easement.This 56 square foot tract being more fully described by metes and bounds as follows:
Commencing at a 5/8 inch iron rod found on the northeast boundary of Ocean Drive,an 80 foot wide public roadway,for the
west corner of said Lot I,Block 3, Seaside Subdivision and for the beginning of a circular curve to the left whose radius point
bears North 42°26'14"East 1870.00 feet and which has central angle of 00°54'54",a radius of 1870.00 feet,a tangent distance
of 14.93 feet and arc length of 29.86 feet;
Thence,with said circular curve to the left,along the northeast boundary of said Ocean Drive,same being the southwest
boundary of said Lot 1,Block 3,Seaside Subdivision,an arc length of 29.86 feet for the Point of Beginning of this description
and for the west corner(no monumentation found or set)of this easement;
Thence,with the northwest boundary of this easement,North 42°24'44"East,a distance of 4.00 feet for the north corner of this
easement(no monumentation found or set)and for the beginning of a circular curve to the left whose radius point bears North
42°31'2l"East 1866.00 feet and which has a central angle of 00°25'4T',a radius of 1866.00 feet,a tangent distance of 7.00
feet and an arc length of 14.00 feet;
Thence,with said circular curve to the left,along the northeast boundary of this easement,an arc length of 14.00 feet for the
east corner(no monumentation found or set)of this easement;
Thence,with the southeast boundary of this easement,South 42°24'44"West,a distance of 4.00 feet to the existing common
boundary of Ocean Drive and said Lot I,Block I,Seaside Subdivision for the south corner of this easement(no
monumentation found or set)and for the beginning of a circular curve to the right whose radius point bears North 42°05'36"
East 1870.00 feet and which has a central angle of 00'25'44",a radius of 1870.00 feet,a tangent distance of 7.00 feet and an
arc length of 14.00 feet;
Thence,with said circular curve to the right,along the southwest boundary of this easement,same being the above mentioned
common boundary of Ocean Drive and said Lot 1,an arc length of 14.00 feet to the Point of Beginning and containing 56
square feet of land.

BEING a tract of land containing 21 square feet of land out of Lot 1,Block 3,Seaside Subdivision,a map of which is
recorded in Volume 24,Page 59,Map Records of Nueces County,Texas for the purpose of a traffic signal light
easement.This 21 square foot tract being more fully described by metes and bounds as follows:
Commencing at a 5/8 inch iron rod found on the northeast boundary of Ocean Drive,an 80 foot wide public roadway,for the
west corner of said Lot 1,Block 3,Seaside Subdivision and for the beginning of a circular curve to the left whose radius point

arc length of 6.00 feet;
Thence,with said circular curve to the right,along the southwest boundary of this easement,same being the above mentioned
