The Most Reverend William Michael Mulvey, S.T.L., D.D., Bishop of the Diocese of
Corpus Christi, A Corporate Sole, and His Successors in Office, whose address is 620
Lipan Street, Corpus Christi, Texas 78401, called "Grantor", for and in consideration of
the sum of One and No/100 Dollar ($1.00) paid by the City of Corpus Christi, a Texas
home-rule municipal corporation (herein called "Grantee"), whose address is 1201
Leopard Street, Corpus Christi, Texas, 78401 , the receipt of which is acknowledged,
has granted, sold, and conveyed and by these presents does grant, sell, and convey to
the Grantee, its successors, legal representatives, permitted assigns and franchisees,
the free and uninterrupted use, liberty, privilege, and easement of going in, on, over,
under, and along a certain tract of land situated in Nueces County, Texas, and being
described as follows:
Field note description of a 114.0 sq. ft. sidewalk easement is attached to
and incorporated in this document and depicted on the field notes as
"Exhibit A" and a location map attached to and incorporated in this
document as "Exhibit B," the exhibits collectively being referred to and
known as the "Premises."
Together with the free ingress, egress, and regress to and for the Grantee, all for the
purpose of erecting, constructing, installing, laying, replacing, servicing, repairing, using,
maintaining, inspecting, reconstructing, modifying, removing, operating and keeping a
sidewalk in, on, over, under, and along the Premises.
TO HAVE AND TO HOLD, all and singular, the rights and privileges as described above
to the Grantee, its successors, legal representatives, permitted assigns, and
franchisees, for the proper and public use as a sidewalk easement and for so long as
used for such purposes and, if the use of said sidewalk easement be ever abandoned,
then, in that event, the aforesaid rights and privileges shall cease.

FIELD NOTE DESCRIPTION
0.0026 ACRE TRACT
Field notes of a 0.0026 acre tract of land(114 square feet),being out of Lots 1R,Block 1 of St.John the
Baptist Tract,Block 1,Lot 1R, and Yorktown Plaza,Block 1, Lot 2R,as shown on map recorded in
Volume 76,Page 761 of the Map and Plat Records of Nueces County,Texas;
Said 0.0026 acre tract is comprised of a portion of Enriquez Villareal Survey,Abstract 1,is situated in
Nueces County,Texas,within the city limits of Corpus Christi, and is described by metes and
bounds as follows:
BEGINNING at 5/8"iron rod found on the east right-of-way line of Everhart Road(80' right-of-way),
for an angle corner of said Lot 1R,Block 1 and angle corner of this tract; whence a 5/8"iron rod found at
the north corner of said Lot 1R,Block 1 bears North 29°02' 30"East,a distance of 799.97 feet'
THENCE South 16° 17' 10"East along the northeast of this tract,a distance of 28.28 feet to a 5/8"iron
rod found on the north right of way line of Yorktown Boulevard(120' right-of-way)and at the beginning
of a curve to the right,for an angle corner of said Lot 1,Block 2R and an angle corner of this tract;
whence a 5/8"iron rod found at the south corner of Lot 1R,Block 1 bears South 60°55' 15"East,a
distance of 363.94 feet;
THENCE in an northwesterly direction with said curve to the right(Radius=20.00 feet,Delta
Angle=89°57' 45")continuing along west line of this tract, a distance of 31.40 feet to the
POINT OF BEGINNING,containing 0.0026 acres of land(114 square feet)more or less.
Bearings are based on the record bearings of St. John the Baptist Tract,Block 1,Lot 1R,and
Yorktown Plaza,Block 1,Lot 2R,as shown on plat recorded in Volume 67, Page 761 of the Map
&Plat Records of Nueces County, Texas.
The unit of measure is U.S.Survey Foot.
