COUNTY OF NUECES
Field Notes for a 0.009 Acre Tract of land, out of Lot 1, Block 4, Deliwood Addition,
Unit No. 2, a map of which is recorded in Volume 13, Page 14, of the Map Records of Nueces
County, Texas; said 0.009 tract being more fully described by metes and bounds as follows:
Beginning, at a 5/8 Inch Iron Rod, with red plastic cap stamped "URBAN ENGR C.C.
TX. set, on the Southeast Right-of-Way line of Kostoryz Road, a 70 foot public road, for the
North corner of Lot 44, of the said Block 4,the West corner of the said Lot 1 and this Tract, from
whence a 5/8 Inch Iron Rod Found in concrete for a corner of the said Lot 44, bears South
27°57'07"West, 83.60 feet;
Thence, North 27°57'07" East, with the said Southeast Right-of-Way line, same being
the Northwest line of the said Lot 1, 80.00 feet, to a 5/8 Inch Iron Rod, with red plastic cap
stamped "URBAN ENGR C.C. TX. set, for a corner of the said Lot 1, this Tract and the point
curvature, of a circular curve to the right, having a radius of 30.00 feet, a chord bearing of North
72°54'06" East, a long chord of 42.68 feet, a central angle of 90°41'30", a tangent length of 30.36
feet and an arc length of 47.48 feet;
Thence, with the arc of the said circular curve to the right, 47.48 feet, to a 5/8 Inch Iron
Rod, with red plastic cap stamped "URBAN ENGR C.C. TX. set, on the Southwest Right-of-
Way line of Olsen Drive, a 50 foot public road, for the East corner of the said Lot 1, this Tract
and the point curvature, of a circular curve to the left, having a radius of 28.14 feet, a chord
bearing of South 68°50'27" West, a long chord of 39.95 feet, a central angle of 90°26'44", a
tangent length of 28.36 feet and an arc length of 44.42 feet, from whence a 5/8 Inch Iron Rod
Found, for the East corner of the said Lot 1, bears South 62°04'46"East,40.84 feet;
Thence, with the arc of the said circular curve to the left, 44.42 feet, to a 5/8 Inch Iron
Rod, with red plastic cap stamped"URBAN ENGR C.C. TX. set, for a corner of this Tract;
Thence, South 27°57'07" West, Southeast and parallel to the Northwest line of the said

set, on the common line of the said Lot 44 and Lot 1, for the South corner of this Tract;

COUNTY OF NUECES §
THAT, BEATRICE FIGUEROA ESTATE , ("GRANTOR") of 3201 Olsen, Corpus Christi,
Nueces County, Texas, 78411, in consideration of TEN DOLLARS ($10.00) and other good and
valuable consideration, paid by the CITY OF CORPUS CHRISTI,TEXAS ("GRANTEE")of
P. O.Box 9277,Corpus Christi,Nueces County, Texas 78469-9277,the receipt of which is hereby
acknowledged, has granted,sold and conveyed,and does hereby grant,sell and convey to Grantee,a
Texas Home Rule municipal corporation, its successors and legal representatives, the free and
uninterrupted use, liberty, privilege, and easement of going in, on, over, under and along a certain
tract of land situated in Nueces County, Texas and being described as follows:
See the metes and bounds property description attached and
incorporated as "Exhibit A".
A map showing the location of the RIGHT-OF-WAY EASEMENT is
attached and incorporated as "Exhibit B". ("Premises)
Together with the free ingress,egress and regress to and for Grantee,and its franchisees,to construct,
operate,repair and maintain streets,sidewalks,curbs,gutters and appurtenances upon said Premises
for the public use by foot, with automobiles, carts, carriages and all other vehicles and all other
means of transportation necessary or convenient at all times and in all seasons in, along and upon
said Premises,as well as to lay,operate,inspect,replace,repair, service and maintain public utility
lines, storm sewers, and franchised utility lines in, on, over, under and along said Premises.
TO HAVE AND TO HOLD, all and singular, the rights and privileges aforesaid to Grantee its
successors,legal representatives,franchisees and the public,for the proper use as public streets and
utility easements for so long as used for such purposes,and if the use for said easements and rights of
way is ever abandoned, then the aforesaid rights and privileges cease.
