Spohn Hospital, also known as Christus Spohn Health Systems, a Texas non-profit
corporation, whose address is 600 Elizabeth Street, Corpus Christi, Texas 78404, called
"Grantor", for and in consideration of the sum of Ten and No/100 Dollars ($10.00) paid
by the City of Corpus Christi, a Texas home-rule municipal corporation (herein called
"Grantee"), whose address is 1201 Leopard Street, Corpus Christi, Texas, 78401, the
receipt of which is acknowledged, has granted, sold, and conveyed and by these
presents does grant, sell, and convey to the Grantee, its successors, legal
representatives, permitted assigns and franchisees, the free and uninterrupted use,
liberty, privilege, and easement of going in, on, over, under, and along a certain tract of
land situated in Nueces County, Texas, and being described as follows:
Field note description of a 113 square foot sidewalk easement is attached
to and incorporated in this document and depicted on the field notes as
"Exhibit A" and a location map attached to and incorporated in this
document as "Exhibit B," the exhibits collectively being referred to and
known as the "Premises."
Together with the free ingress, egress, and regress to and for the Grantee, all for the
purpose of erecting, constructing, installing, laying, replacing, servicing, repairing, using,
maintaining, inspecting, reconstructing, modifying, removing, operating and keeping a
sidewalk in, on, over, under, and along the Premises.
TO HAVE AND TO HOLD, all and singular, the rights and privileges as described above
to the Grantee, its successors, legal representatives, permitted assigns, and
franchisees, for the proper and public use as a sidewalk easement and for so long as
used for such purposes and, if the use of said sidewalk easement be ever abandoned,
then, in that event, the aforesaid rights and privileges shall cease.

Field notes of a 0.0026 acre tract of land(113 square feet),being out of Lot 15,Block 7 of Del Mar,as
shown on map recorded in Volume 4, Pages 8-10 of the Map and Plat Records of Nueces County,Texas;
Said 0.0026 acre tract is comprised of a portion of Enriquez Villareal Survey,Abstract 1,is situated in
Nueces County,Texas,within the city limits of Corpus Christi, and is described by metes and
bounds as follows:
BEGINNING at a 5/8"iron rod with surveyor's cap stamped`Bullseye"set on the south right-of-way
line of Ayers Street(60' right-of-way)and on the north line of Lot 15,Block 7,for the east corner of this
tract;whence a 5/8"iron rod found at the northeast corner of said Lot 15,Block 7 bears North 85°50'
52"East,a distance of 120.32 feet;
THENCE South 35°56' 08"West along the southeast line of this tract,a distance of 23.43 feet to a 5/8"
iron rod with surveyor's cap stamped`Bullseye"set on the east right-of-way line of Sante Fe Street(70'
right-of-way),on the west line of said Lot 15,Block 7,and at the beginning of a curve to the right,for the
south corner of this tract;
THENCE in a northerly direction with said curve to the right(Radius=644.42 feet,Chord Angle
North 00°37' 05"East,Chord Distance of 11.61 feet)along the east right-of-way line of Sante Fe
Street,the west line of said Lot 15,Block 7, and the west line of this tract,a distance of 11.61 feet to
a point at the beginning of a second curve to the right,for an angle corner of this tract;
THENCE in a northerly direction with said curve to the right(Radius=7.00 feet,Chord Angle
North 43° 29' 27"East,Chord Distance of 9.43 feet)continuing along the east right-of-way line of
